Conclusion This is acceptable at the main level and upper level walls, with rebar placed at the center of the block thickness. Grout at rebar only. See General Notes for material requirements, bond beams, and horizontal joint reinforcing. Allowable masonry stress values are defined by General Notes, and are considered full value by inspection. The CMU wall at the lower level must resist lateral earth pressures. Provide 2- #4 vertical spaced 24" on center. Also critical is placement of this vertical rebar not less than 5" from the exterior face of 8" CMU. Dowel matching rebar to footing. ITEM 5: Floor joists are indicated as 1 8" steel bar joists, spaced 36" on center. These joists are salvaged from the roof structure of an Aspen Airport Hanger (See General Notes for discussion). Conclusion Since calculations and engineers stamp are not available, spacing is recommended based on a perceived original design total load capacity of 60 PSF. The Owner must accept responsibility of joists performance based on successful historical performance only. Previous winters have undoubtedly exceeded this Toad capacity. Place floor joists at 32" on center. ITEM 6: Floor decking is indicated as 1 1 /2" form deck with 2" concrete topping. Conclusion Based on Vercor form deck, either deep or shallow deck is acceptable. See general Notes. ITEM 7: The exterior Deck structure is indicated as 18" steel bar joists, form deck with 2" concrete topping over. Support beams are indicated as W6x12. Conclusion See Item 5 for joist discussion. Due to the higher snow load, space these joists at 18" on center, or less. the support beams shall be increased to W8x1 5 or W10x1 5. ITEM 8: Roof joists are indicated as 18" steel bar joists spaced 24" on center. A 15 PSF stone ballast is indicated over the steel deck (no concrete topping). Conclusion These joist a re acceptable spaced 24" on center (see discussion Item 5). At your request, this letter provides limited review of components for structural performance. The intent of this report is to submit my findings, and present recommendations to remedy any areas found to be of concem. Intent of my review is to help answer building department questions for permit issue. Design responsibility is limited to only that addressed by this report. General Notes are attached for design loads and material specification. ITEM 1: Design criteria A. Site is understood to be 2 1/4 miles south of Glenwood Canyon power plant. This is believed to be at about 9200 foot elevation. See General Notes for design loads. B. Lateral soil pressure is assumed to be equivalent fluid load of 40 PCF. ITEM 2: Concrete spread footings are indicated by drawings to be 24" x 8". Conclusion Based on an allowable soil pressure of 2000 PSF (See General Notes), a footing size of 30" x 8" with 3-#5 longitudinal is required at the east and west walls. The north and south walls can be 16" x 8" with 2-#5 longitudinal. If the indicated 24" x 8" footing size is used, an allowable soil pressure of 2400 PSF is required. A soils engineer should be consulted to be site specific. ITEM 3: Two pier pads are indicated as 2'-6 x 2'-6 x 1'-0 with 4 - #t4 each way. Two deck piers at these pads are indicated as 1 2" x 1 2" CMU. Conclusion These pads are acceptable. Provide 4- #4 vertical at each pier. AGREEMENT REGARDING CERTIFICATE OF OCCUPANCY WHEREAS, Rodney Vagt(hereinafter "Owner") has applied for. a Certificate of Occupancy for a house located at 1857 CR 109 near Glenwood Springs, Garfield County, Colorado under permit No. 5671 issued September 15, 1995 and, WHEREAS,,, the following items have been determined to be apparent defects or deficiencies with the application which encumber the issuance of a Certificate of Occupancy until they have been resolved pursuant to codes, adopted by Garfield County and approved by the Garfield County Chief Building Official: Deficiency #1 - Drywall/firestop above boiler and water heater in garage has -not been Completed. Deficiency #2 - Permanent deck supports and deck guardrails have not been installed. Deficiency #3 --Interior doors have not been installed.'
