The application is not clear on the type of foundation system is proposed for the addition. A reprint of a C.M.U. system was included as was an old outdated reprint of a concrete foundation system. The owner will need to specify which system is intended and provide a plan that indicates compliance with the U.B.C. (Uniform Building Code) for the system selected. * 2. One sheet indicates a "mono slab concrete floor". This is not compatible with either of the above systems referenced above. For this type of occupancy, a monolithic foundation system must carry the stamp and signature of an architect or engineer registered in the state of Colorado. ~ 3. The plan is not clear on the method of construction of the roof system. The plan indicates "rafters" running parallel with the ridge beam. This is an unconventional construction method. Is this the intended method of construction? Please provide information that will clarify and address how the roof is intended to be constructed and how ventilation of the joist spaces will be accomplished. *4. 5. It appears that the addition is accessed from one of the bedrooms. Are there other windows in this bedroom and do they comply with escape/rescue requirements of U.B.C. Section 1204?
