DESIGN CODES The requirements of the Uniform Building Code as published by the International Conference of Building Officials, shall govern the design and construction of this work. The following codes and editions were used: International Conference of Building Officials Uniform Building Code (UBC 1988) American Concrete Institute Building Code (ACI 318-89) American Institute of Timber Construction Timber Construction Manual (APTC 3rd Edition) National Forest Products Association National Design Specification for Wood Construction (NDS 1986) C. CHANGES Any changes to the structural drawings required due to the acceptance of alternates and/or substitutions are the responsibility of the contractor and shall be submitted to the structural engineer for approval. D. SHOP DRAWINGS Engineers review is intended only as an aid to the contractor in obtaining correct shop drawings. Responsibility' for correctness shall rest with the contractor. 1. Shop drawings shall be submitted for all structural items in addition to items required by architectural specifications. 2. The contractor shall review all shop drawings prior to submittal. Items not in accordance with the contract documents shall be flagged upon his review. 3. Verify all dimensions with the architect. 4. Any changes, substitutions, or deviations from original contract drawings shall be clouded by manufacturer or fabricator. Any of the aforementioned which are not clouded or flagged, by submitting parties, shall not be considered approved after engineer's review, unless noted accordingly. 5. The shop drawings do not replace the original contract drawings. It is the contractors responsibility to make sure items are constructed to original drawings. 6. The adequacy of engineering designs and layout performed by others rests with the designing or submitting authority. 7. The use of reproductions of these contract drawings by any contractor, sub - contractor, fabricator, erector or material supplier in lieu of preparation of shop drawings is expressly prohibited. E. GENERAL 1. All dimensions and details on structural drawings shall be verified against the architectural drawings and any discrepancies shall be brought to the attention of the architect before construction or fabrication conunences. DO NOT SCALE DRAWINGS. 2. Coordinate all openings through floors, walls and roofs with the Mechanical and Electrical Contractors. Notify Engineer if any openings are to be cut in structural systems. 3. Provide all necessary temporary bracing, shoring, guying or other means to prevent excessive stresses and to hold structural elements in place during construction. 4. Details on the structural drawings are typical. Verify all dimensions with the architectural drawings. 5. The contract structural drawings and specifications represent the finished structure. The contractor shall provide all measures necessary to protect the structure during construction. Such measures shall include, but not be limited to, bracing, shoring for loads due to construction equipment, protection of existing structures. Observation visits to the site by the structural engineer shall not include inspection of the above items nor will the structural engineer be responsible for the contractor's means, methods, techniques, sequences for procedure of construction, or the safety precautions and the programs incident there to. 6. Options are for the contractor's convenience. He shall be responsible for all changes necessary if he chooses an option and shall coordinate all details. The cost of additional design work necessitated by selection of an option shall be borne by the contractor. 7. Any engineering design provided by others and submitted for review shall bear the seal and signature of an engineer registered in Colorado. 8. Dimensions on the structural drawings are exact with the exception of masonry and sawn lumber dimensions which are nominal. Verify all dimensions with the architectural drawings. 9. Where required construction details are not shown or noted on these plans the contractor shall notify the engineer and the engineer shall provide sufficient details for the work to proceed. 10. Construction materials shall be spread out if placed on framed construction. Load shall not exceed the design live load per square foot. FOUNDATION: See Soils Investigation Report No., GS -1029 dated February 19, 1993, as prepared by: CTLThompson, Inc. of Glenwood Springs, Colorado for test hole and pit log, site conditions, slabs on grade, bacicfill and compaction, drainage and possible need for site inspection by soils engineer. A. EXCAVATION 1. Contractor shall provide all necessary sheeting, shoring and bracing where required to properly and safely complete the work. 2. Avoid excessive wetting or drying of the foundation excavation during construction, keep excavations reasonably free of water atall times and completely free of water during placement of the concrete: B. BEARING REQUIREMENTS 1. Footings shall bear on natural undisturbed soil or adequately (per soils engineer) compacted structural fill, below the frost depth required by the applicable building code. Any discrepancies with the footing elevations shown on the plans shall be brought to the attention of the engineer. 2. Building to be founded on continuous concrete spread footings placed on undisturbed granular soil with the following allowable bearing pressures: Maximum 5000 psf DL + LL) Minimum 0 psf DL) C. GENERAL REQUIREMENTS 1. Center foundations under columns and walls unless noted otherwise. 2. Provide foundation ventilation in crawl space areas as required by section 2516 of the Uniform Building Code. 3. Backfill on walls with fill on both sides shall be compacted in equal lifts each side of wall. Walls backfilled on one side only shall have all supporting slabs, permanent framing or temporary bracing in place prior to placement of the bacldill (unless noted otherwise on plans). CONCRETE REQUIREMENTS Concrete has been designed and shall be constructed in accordance with the latest editions of the American Concrete Institute Building Code, ACI 318 and Specifications for Structural Concrete for Buildings, ACI 301. Provide hot or cold weather protection per ACI 305 & 306. 1. Concrete shall have a minimum compressive_ strength at28 days of: Walls & footings 3000 psi Slabs 3000 psi 2. Provide Type II cement throughout with 4% air entrainment. 3. Mechanically vibrate concrete. 4. No admixtures shall be used without approval by the engineer. 5. Addition of water to the batch material for insufficient slump is not permitted. 6. Do not place pipes, ducts, or chases in the structural concrete without approval of the engineer. 7. Thoroughly clean all keyways and construction joints prior to placing concrete in adjacent pour. 8. Concrete shall not be in contact with aluminum. B. REINFORCING Detailing, fabrication, and erection of reinforcing steel bars shall comply with the ACI Manual of Standard Practice for Detailing Reinforced Concrete Structures ACI315. 1. Reinforcing bars shall be ASTM A615 — Grade 60. 2. Welded wire fabric shall conform to ASTM A185. Furnish in flat sheets only. 3. Concrete protection for reinforcement: Cast against and permanently exposed to earth 3 in. Exposed to earth or weather 6—#18 bar 2 in. 3—#5 bar 1 1/2 in. Not exposed to earth or weather slabs & walls 314 in. beams & cols. 1 1/2 in. 4. Re -bar lap splices shall be a minimum of 36 bar diameters unless noted otherwise. We explored the subsurface conditions at the site to provide foundation recommendations for the building. This report includes a description of the subsurface conditions found in our test pits, a recommended foundation system and geotechnical criteria and construction criteria for details influenced by the subsoils. Our report was prepared from data developed during our field exploration, laboratory testing, engineering analysis and our experience with similar conditions. A summary of our conclusions is presented below. SUMMARY OF CONCLUSIONS 1.A single family residence will be constructed. The building will be wood framed, one story tall with a loft bedroom and an attached garage. No basement will be built. 2.Our test pits penetrated 2 and 1.5 feet of organic, sandy, silty clays above 2 feet of medium stiff sandy clays above 2 and 4.5 feet dense, clayey gravels in our test pits TP -1 and TP -2 respectively. Free groundwater was not found in our test pits at the time of drilling. 3.We recommend founding the residence with continuous footings bearing on the native gravels. A maximum soil bearing pressure is presented in the "Foundation" section. 4.A ground surface slope away from the building should be maintained at all times to reduce the risk of wetting soils below foundations. SITE CONDITIONS Lot 12 is adjacent to the northeast corner of Fourmile Road and Dry Park Road in the Lazy Diamond "A" Subdivision approximately 3 miles south of the Glenwood Springs Airport in Garfield County, Colorado. The area is an alluvial terrace formed by glaciation and the Roaring Fork River. The ground surface is gently rolling and slopes to the northeast at grades visually estimated at 4 to 6 percent. Ground surfaces are covered with pasture grasses, weeds, clusters of scrub oak with trees and willows along several small irrigation ditches which trend to the north and northeast. PROPOSED CONSTRUCTION A single family residence will be built. The building will be wood framed, one story tall with a loft bedroom and an attached garage. No basement will be. built. Lower level living area floors will be slabs -on -grade with a hot water radiant heat system installed in the floor slabs. Foundation loads we assu or our analysis were between 1,000 and 3,000 pounds per lineal foot on continuous footings and maximum column loads of 10 kips. We should be informed if the actual construction is different than described above. SUBSURFACE CONDITIONS Two (2) test pits were excavated with a rubber tired backhoe at the locations shown on Fig. 1 to investigate subsurface conditions. Excavation was directed by our engineering geologist who logged the soils and obtained samples. Summary logs of the soils found in our test pits, results of field penetration resistance tests, and data from laboratory testing are shown on Fig. 2. Our test pits penetrated 2 and 1.5 feet of organic, sandy, silty clays above 2 feet of medium stiff sandy clays above 2 and 4.5 feet of dense 2 clayey sandy gravels in our test pits TP -1 and TP -2 respectively. Free groundwater was not found in our test pits at the time of drilling. SITE GRADING A layer of organic sandy, silty clays was found. The actual depth of organic soils covering the proposed building footprint cannot be determined until excavation begins at the site. Organic soils should be removed from below any building construction at the site. Thin fill may be required below floor slabs. Fill can consist of the on -site clays free of organic soils or vegetation. Fill should be placed in lifts no more than 8- inches thick, moisture treated to within 2 percent of optimum moisture content and compacted to at least 95 percent of the standard Proctor (ASTM D 698) maximum dry density. FOUNDATION In our opinion, the residence can be founded with continuous footings bearing on the natural gravels. The footings should be designed and constructed with the following criteria: 1.Footin s should bear on the natural gravels and be designed for a maximum soil bearing pressure of 5000 psf. Materials loosened during the excavation or forming process should be removed from the footing areas prior to placing concrete. Organic soils are not suitable for supporting footings; 2.Foundation walls • r s footin• ould be reinforced to• and ttom, to span loose soil pockets. We recommend provision of sufficien reinforcement equivalent to a simple span over an unsupported distance 3 of 10 feet. Reinforcement should be designed by a qualified structural engineer; 3.Minimum footing sizes are desirable. We suggest a minimum width of 16 inches for continuous footings and a size of at least 2 feet by 2 feet for' isolated column pads. Larger sizes may be required based on the structural loads; 4.The soils under exterior footings should be protected from freezing. The depth normally assumed for frost protection in the Glenwood Springs area is 36 inches. FLOOR SLABS AND EXTERIOR CONCRETE We understand the lower level floors, garage floors, patios and sidewalks will be slabs -on- grade. The natural soils free of organics are suitable to support slabs -on -grade floors. We recommend the following design and construction details for slabs -on- grade; 1.The natural soils will provide bearing for slabs -on -grade floors and exterior concrete flatwork. Organic soils are not suitable for slab support and should be removed from under slab concrete. If required, fill should be placed in 8 inch maximum loose lifts at 2 percent below to 2 percent above optimum moisture content and compacted to at least 95 percent of standard Proctor maximum dry density (ASTM D 698). 2.Slabs should be separated from exterior walls and interior bearing members. ' Vertical movement of the slabs should not be restricted; 3.Plumbing below the slabs should be pressure tested. Trench backfill should be moisture treated and compacted; 4.Frequent control joints should be provided. The American Concrete Institute (ACI) recommends maximum joint spacing of 15 to 20 feet to control cracking. The above precautions will not prevent movement of the slabs in the event the subsoils below become wet. They tend to reduce potential damage if movement occurs. 4 SURFACE DRAINAGE The performance of foundations and concrete flatwork is influenced by the moisture conditions in the subsoils. Wetting of below foundation soils can be reduced by planned and maintained surface drainage. Wetting or drying of the open foundation excavation should be avoided. The ground surface surrounding the residence should be sloped to provide rapid run -off of water away from the residence in all directions. We recommend a slope of at least 12 inches in the first 10 feet. Backfill of the foundation walls should be moisture treated and compacted. Roof downspouts and drains should discharge well beyond the limits of all backfill. Splash blocks or downspout extensions should be provided at all discharge locations. LIMITATIONS Our test pits were spaced to obtain a reasonably accurate picture of the subsurface. Variations in the subsurface conditions not indicated by our test pits will occur. We should observe the completed excavation to confirm the soils are as anticipated from our test pits. Our report was based on conditions disclosed by our test pits, results of laboratory testing, engineering analysis, and our experience. Criteria presented reflects the proposed building as we understand it. We should be advised if the final design differs from our assumptions to permit us to re- evaluate our conclusions. This investigation was conducted in a manner consistent with the level of care and skill ordinarily exercised by members of our profession currently practicing under similar conditions in the locality of this project.
