HomeMy WebLinkAbout1.02 Letter of RequestSORENSEN VARIANCE REQUEST To Whom It May Concern: We are requesting a front yard setback variance for our property, located at 140 Apache Dirve, New Castle, CO 81647, in order to construct a shop addition to our small shed to provide a work area and accommodate additional indoor storage. The relatively small lot size, steep topography, and limited accessibility restrict potential locations for an additional structure. The east side of the existing shed is the only location that would not require additional engineering due to steep slope, and excessive earthwork to establish accessibility and constructability, which would render the project cost prohibitive and therefore unfeasible. We are requesting a 16.1’ variance to the front yard setback, reducing the current 25’ building setback to 8.9’ from the front property line, including a 4’ tall rock retaining wall east of the proposed structure. Since the road was constructed 6.8’ east of the actual property line, the measured distance from the proposed rock wall to edge of road would be 15.7’ minimum. The construction of a shop space will allow us to have a place to perform projects and maintain our equipment, tools, and vehicles while improving our home and property. We are applying for this variance prior to initiating the design or construction of the shop structure. We currently store recreational equipment and perform work related projects in one of our three bedrooms, which limits our ability to fully utilize our home. Constructing this shop will open up much needed space within our home, giving us the ability to provide care for our aging parents, the need for which has recently become readily apparent. Granting this variance will not have a detrimental effect on our community. We have received complete support from all neighboring property owners we have spoken with in regards to the proposed shop construction and its location. In addition, there are many properties in Elk Creek Subdivision which do not currently conform to the rural Garfield County zoning and setback codes, and do not impede neighboring property owners or the County’s Zoning intentions. The construction of this shop space addition will in fact enhance our property and its value in this community, helping us maintain a clean and respectable home. Sincerely, Shane and Samantha Sorensen
