Subject: Subsoil Study for Foundation Design, Proposed Residence, Lot 2, Rock Creek
Subdivision, Carbondale, Colorado.

Dear Lisa:
As requested, Chen-Northern, Inc., performed a subsoil study for design of foundations at
the subject site. The study was conducted in accordance with our agreement for
geotechnical engineering services to you, dated October 21, 1992. The data obtained and
our recommendations based on the proposed construction and subsurface conditions
encountered are presented in this report. We understand that the rockfall hazard at the site
is being addressed by others.
Pumosed Construction: The proposed residence will be a two-story wood frame structure
with a walkout lower level located in the area of the exploratory pits shown on Fig. 1.
Ground floor will be slab-on-grade. A portion of the basement will be a garage. Cut depths
of about 10 to 12 feet are assumed. Foundation loadings for this type of-construction are
assumed to be relatively light.
If building conditions or foundation loadings are significantly different from those described
above, we should be notified to reevaluate the recommendations presented in this report.
Site Conditions: The lot was vacant at the time of our field work. The building area is
located on the lower part of the lot just above the existing subdivision access road. Two old
shallow pits were _observed northeast of Pit 1 but otherwise the site grading appeared to be
natural. The building area slopes steeply down to the east at grades of about 30%. The
elevation difference across the building area is 15 to 18 feet. Vegetation at the site consists
of scrub oak, pinon pines, sagebrush and weeds. The Crystal River is located several
hundred feet east of, and well below, the lot. Above the building area, the slope rises
steeply to an outcrop of Eagle Valley Evaporite bedrock. This is the source of the rockfall
hazard at the site. Numerous evaporite boulders up to several feet in diameter were
observed in the building area including a few that appeared to have fallen relatively
recently.

_S_ubsic!.ence Polel1!ial: Bedrock of the Pennsylvanian Age Eagle Valley Evaporite underlies
the !lock Creek Subdivision. These rncks are a sequence of gypsiferous shale, fine-grained
sandstone/siltstone with some massive beds of gypsum and limestone. There is a possibility
that massive, heavily bedded gypsum deposits associated with the Eagle Valley Evaporite
underlie portions of the lot. Dissolution of the gypsum under certain conditions can cause
sinkholes to develop and can produce areas of localized subsidence. During previous work
in the area, several sinkholes were observed scattered throughout the Crystal Village
Subdivision located east and across the Crystal River from the Rock Creek Subdivision.
These sinkholes appear similar to others associated with the Eagle Valley Evaporite
Bedrock in areas of the Eagle Valley.
Sinkholes were not observed in the immediate area of the subject lot. The exploratory pits
were relatively shallow, for foundation design only, and bedrock was not encountered.
Ba~ed on our present knowledge of the subsurface conditions at the site, it cannot be said
for certain that sink-holes will not develop. The risk of ground subsidence on Lot 2
throughout the service life of the proposed residence is believed to be low. However, the
owner should be made aware of the potential for sinkhole development. If further
investigation of possible cavities in the bedrock below the site is desired, we should be
contacted.
Subsurface Conditions: The subsurface conditions at the site were evaluated by excavating
two exploratory pits at the locations shown on Fig. 1. The logs of the pits are presep.ted on
Fig. 2. The subsoils encountered consist of silty sandy gravels with rounded cobbles and
boulders. There was essentially no topsoil in the building area. Results of a gradation
analysis performed on a sample of the silty sandy gravel (minus 3-inch fraction) obtained
from the site are presented on Fig. 3. No free water was observed in the pits at the time
of excavation.
Foundation l~_com.I!l§[ldatio_iJ~: Considering the subsoiJs encountered in the exploratory pits
and the nature of the proposed construction, we reco1rnnend spread footings placed on the
undisturbed natural gravel soil designed for an allowable soil bearing pressure of 3000 psf
for support of the proposed residence. Footings shou Id be a minimum width of 16 inches
for continuous walls and 2 feet for columns. Loose and disturbed soils encountered at the
foundat.ion bearing level within the excavation should be removed and the footings extended
down to adequate natural bearing material. Exterior footings should be provided with
adequate cover above their bearing elevations for frost protection. Placement of footings
at least 36 inches below the exterior grade is typically used in this area. Continuous
fou.ndat:ion walls should be reinforced top and bottom to span local anomalies such as by
assuming an unsupported length of at least 10 feet. Foundation walls acting as retaining
structures should be designed to resist a lateral earth pressure based on an equivalent fluid
ttnit weight of 45 pcf.

Floor Slabs: The natural on-site soils, exclusive of topsoil, are suitable to support lightly
loaded slab-on-grade construction. To reduce the effects of some differential movement,
floor slabs should be separated from all bearing walls and columns with expansion joints
which allow unrestrained vertical movement. Floor slab control joints should be used to
reduce damage due to shrinkage cracking. The requirements for joint spacing and slab
reinforcemeut should be established by the designer based on experience and the intended
slab use. A minimum 4-inch layer of free-draining gravel should be placed beneath
basement level slabs to facilitate drainage. 111is material should consist of minus 2-inch
aggregate with less than 50% passing the No. 4 sieve and less than 2% passing the No. 200
sieve.
All fill 1naterials for support of floor slabs should be compacted to at least 95% of mmdmum
standard Proctor density at a moisture content near optimum. Required fill can consist of
the on-site gravels devoid of vegetation, topsoil and oversized rock.
Underdrr.til\.System: Although free water was not encountered during our exploration, it has
been our experience in mountainous areas that local perched groundwater may develop
during times of heavy precipitation or seasonal mnoff. Frozen ground during spring runoff
can create a perched condition. We recmruneud below grade construction, such as retaining
walls, crawl space and basement areas, be protected from wetting and hydrostatic pressure
buildup by an unden.lrain system.
The drains should consist of drainpipe placed in the bottom of the wall backfill surrounded
above the invert level with free-draining granular material. The drain should be placed at
each level of excavation and at least 1 foot below lowest adjacent finish grade and sloped
at a minimum 1 % lo a suitable gravity outlet. . Free-draining granular material used in the
underdrain system should contain less than 2% passing the No. 200 sieve, less than 50%
passing the No. 4 sieve and· have a maximum size of 2 inches. The drain gravel backfill
should be at least 2 feet deep.
Surface D1ain~Q.: The following drainage precautions should be observed during
constmction and maintained at all times after the residence has been completed:
1) Inundation of the foundation excavations and underslab areas should be avoided
during construction.
2) Exterior backfill should be adjusted to near optimum moisture and compacted to at
least 95% of the maximum standard Proctor density in pavement and slab areas and
to at least 90% of the maximum standard Proctor density in landscape areas. Free-
draining wall backfill should be capped with about 2 feet of the on-site, finer graded
soils to reduce surface water infiltration.

3) . 111e ground surface surrounding the exterior of the building should be sloped to
drain away from the foundation in all directions. We recommend a minimum slope
of 12 inches in the first 10 feet in unpaved areas and a minimum slope of 3 inches
in the first 10 feet in pavement and walkway areas. A swale will be needed uphill
to direct surface runoff around the residence.
4) Roof downspouts and drains should discharge well beyond the limits of all backfill.
Limit:Uions.: This report has been prepared in accordance with generally accepted soil and
foundation engineeriug practices in this area for use by the cliellt for design purposes. The
conclusions and recommendations submitted in this report are based upon the data obtained
from the exploratory pits excavated at the locations indicated on Fig. 1 and the proposed
type of construction. The nature and extent of subsurface variations across the site may not
become evident until further excavation is performed. If during construction, fill, soil, rock
or water conditions appear to be different from those described herein, this office should
be advised at once so reevaluation of the recommendations may be made. We recommend
on-site observation of excavations and foundation bearing strata and testing of structural fill
by a representative of the soil engineer.

I tbought you migl1t have overlooked my comment in parentheses under item one on the
letter I faxed to you on January 12, 1996, stating that the guest house is a rental. Tius statement.
was made by Dan Trautman to me in a phone conversation, and it does appear from a physical
insp<;:ction that the guest house is in fact being used as a rental. (copy enclosed) ' As you know, the Garfield County Building and Plmming Department bas no autbority to
enforce provisions of your homeowners association regulations. Therefore, Garfield County
caunot be responsible for the use ofTrautman's non-attached dwelling unit as a rental.

advised ol the following:
The archttectural review Board of Rock Creek Subdivision has approved Mr. Trautman's residence to
include a single non-attached studio dwelling as provided for in covenants of the subdivision. The non-attached
dwelling must be used as a "guest house" or other non-commercial use and may not be used as a rental or for
any other commercial use.
There is an adequate, legal supply of water in the Homeowner Association's water system to handle both
buildings on Mr. Traut man's lot.

constructed to develop a positive flow adequate to convey all combustion products to the outside
atmosphere. This means that no portion of the vent pipe can run downhill. Also violates Sec
805.2 of'94 UMC which specifies a continuous rise of not less than 1/4 inch per foot for gravity
vents. Vent termination -according to section 806.4 of the '94 UMC, any vent of this type must
terminate at least one foot above a flat roof surface, and must be far enough away from any other
building openings,( combustion air) to prevent the possibility of cross-venting. Also, all vents of
this type must terminate in a listed vent cap (UMC Sec .806.1)

swale to ensure that any water at the back of the house will be carried away to other drainways
and will not pool, as per UBC Secs. 1806.4.5, and 1804.7.
The Certificate of Occupancy we will issue after your proper correction of the first four
items above will be considered a "Temporary Certificate of Occupancy" until the exterior stair
handrail, and adequate drainage to control surface water is in place at the back of the home.
When you have completed these two items, call us for an inspection to verify the work When
everything is done to our satisfaction, the CO will become permanent.
