(If not in place) smoke detectors shall be required (Section 1210, of the U.B.C.) Battery operated (acceptable) on existing construction. Coordinate with the Building Inspector. B-20 (Any new windows installed in bedrooms). The contractor needs to be aware of (Section 1204 of the U.B.C.), when ordering windows. Each sleeping room shall have at least one window or door which may be used for escape or rescue. The following required: Maximum sill height above floor: 44 inches Minimum net clear opening width: 20 inches " 11 11 " height: 24 inches II II II II ; 5.7 square feet A minimum of20 inches wide by 41 inches high or 34 inches wide by 24 inches high is needed to achieve the required 5. 7 square feet. PLUMBING CODE ITEMS: P-3 Plumbing and mechanical must comply with the Uniform Plumbing Code (U.P.C.) and the Uniform Mechanical Code (U.M.C.) P-4 Dishwashers must hook to the drainage system through an approved air gap. Contact Building Department, for other approved methods prior to installation, (Section 608 (c), U.P.C.) P-5 All boilers shall be equipped with an approved backflow device (double check with an atmospheric vent is acceptable), (Section 1003, U.P.C.). P-10 If an antifreeze is needed in the heating system, the use of ethylene glycol is not permitted per. the Colorado State Plumbing Laws. Propylene glycol is recommended. P-1 l All gas piping shall be installed and sized correctly, pressure test is required a minimum of 10 lbs. for 15 minutes, (Section 1206 of the U.P.C.) P-14 The plans appear to show an island sink in the kitchen. The plumber needs to be aware of (Section 614, U.P.C.) It is important that the sink is vented properly and the drain line connected properly, this will assure good drainage. MECHANICAL CQDE IJEMS· M-1 The boiler, hot water heater, · · .. ··shall comply with the U.P.C. and U.M.C., (i.e., combustion air, installation, clearances, access, venting, etc.) All of the gas appliances will be accompanied with manufactures documents (owners manuals) these documents will assist in installation, also they need to remain with the appliances. Ml.I (Reference Section 1006, U.M.C.) It is not allowed to connect the mechanical room and garage for combustion air reasons. Therefore, raise the hot water heater and boiler 18 inches off' the floor elevation in accordance with (Section 508 of the U.M.C.) Coordinate with the Building Inspector during construction. M-2 The clothes dryer vent cannot terminate in the crawl space. Will need to be a minimum 4 inch diameter and duct directly to the outside, (Section 1903 (a)., (b)., (c)., of the U.M.C.) M-4 Provide disconnects and receptacles for all mechanical units as required (Section 509, U.M.C.) G-1. l Every attempt is made by the Building Department to perform a thorough plan review, however please be aware of (Section 303 (c) of the U.B.C., which states): This issuance or granting of a permit or approval of plans and specifications shall not be construed to be a permit for, or an approval of, any violation of any of the provisions of this code or of any other ordinance of the jurisdiction. No permit presuming to give authority to violate or cancel the provisions of this code shall be valid. The issuance of the permit based upon plans, specifications and other data shall not prevent the Building Official from thereafter requiring the correct- ion of errors in said plans, specifications and other data, or from preventing building operations being· carried on thereunder when in violation of this code or of any other ordinances of this jurisdiction.
