Dear Mr. Wells:
June 16, 1983
I have been advised by Jim McMurrey, Building Inspector_ for Garfield
County, that your construction set backs were changed from the
original 30 foot front set back indicated on you plot plan to an
18 foot set back by action of your homeowner's association. Jim and
I contacted Mark Bean, Senior Planner for Garfield County, and Earl
Rhodes, County Attorney, regarding the permissibility of the above
action. They advised that the set back must be a minimum of 25 feet
from the front property line in order to be in compliance with county
requirements.
I would recommend that you make the garage smaller to meet the 25 foot
set back requirement of the Garfield County Zoning Resolution.
You have the perogative of requesting the above set back requirement
be adjusted through application to the Garfield County Board of Adjustment.
If you wish to pursue this action, application forms and information are
available at the Garfield County Building Office.
I will be glad to assist you in any way possible'in resolving the above
set back problem.
