1) ALL WORK SHALL COMPLY WITH THE 2015 INTERNATIONAL RESIDENTIAL CODE (I.R.C.)
AND 2009 INTERNATIONAL ENERGY CONSERVATION CODE (I.E.C.C.)
2) IMPROVEMENTS ARE SUBJECT TO ALL APPLICABLE ITEMS CONTAINED IN THE ATTACHED
"GARFIELD COUNTY BUILDING REQUIREMENTS". NUMBERED REFERENCES AS NOTED
ON PLANS REFER TO SPECIFIC ITEMS ON THIS LIST.
3) THE BUILDING PERMIT FOR THIS ATTACHED GARAGE SPECIFICALLY DOES NOT INCLUDE
APPROVAL OF UPSTAIRS "UNFINISHED GARAGE STORAGE" AS CONDITIONED SPACE.
4) SUBSEQUENT INTERIOR FINISH AND/OR USAGE OF THE UPSTAIRS STORAGE AREA AS
FINISHED AND CONDITIONED INTERIOR SPACE WILL REQUIRE AN ADDITIONAL BUILDING
PERMIT. IF INTENDED FOR USE AS AN ACCESSORY DWELLING UNIT, THEN A LAND USE
CHANGE PERMIT WILL BE REQUIRED PRIOR TO ISSUANCE OF THE BUILDING PERMIT AS
PER GARFIELD COUNTY'S LAND USE & DEVELOPMENT CODE.
5) PLUMBING FIXTURES LOCATED AT GARAGE HALF -BATH SHALL BE PROTECTED FROM
FREEZING. VERIFY INSULATION, MECHANICAL/HEATING SYSTEMS & EQUIPMENT AT
PLUMBING FIXTURES PRIOR TO FRAME INSPECTION.
6) ELECTRICAL PERMITTING AND INSPECTIONS BY COLORADO STATE ELECTRICAL BOARD.
ELECTRICAL ROUGH -IN APPROVAL IS REQUIRED AT FRAME INSPECTION. ELECTRICAL
FINAL APPROVAL IS REQUIRED FOR FINAL INSPECTION & CERTIFICATE OF OCCUPANCY.
