Road Impact Fee. Owner's credit for the off-site road improvements to County Road 109..., exceed the applicable Road Impact Fee as calculated under the worksheet also incorporated within said Exhibit G, accordingly, no Road Impact Fee is owed. Further, in Subdivision Improvements Agreements Phase 111 Located within the lronbridge P.U.D 11. Road Impact Fee. Owner has completed as part of Phase I and II of the PUD off-site traffic improvements based on full build out including this Phase 111 which fully offset and exceed any Road Impact Fees which would otherwise be applicable pursuant to the LUDC [emphasis added]. Total completed improvements are $1.9 million....Attached as Exhibit H are worksheets showing Phase 111 and full development road impact fees, demonstrating that offsite improvements fully gftset all fees. 1 Based on this language, it would appear that the road improvements made by Iron Bridge addressed the impacts associated with full build out of Phases I, II, and III and therefore no additional fees will be charged. My intention is to add a Wet Bar in the basement, with no possibility of ever becoming a Kitchen. I plan to have one small sink, and one counter height beverage refrigerator. No other appliances will be added (no dishwasher, no oven, no microwave, etc) Adjacent to the Wet Bar, we would like to include a peninsula counter space for our kids (aged 3 and 5 currently) to use for playing games, art projects, puzzles, etc. This counter will face in towards the wet bar, and will also serve a function for adults to sit at the "bar" and watch TV (which will be situated above the wet bar), while enjoying an adult beverage at times.
