There are a few items that need to be addressed before we can finalize our review & issue a building permit including: • Soils Report — Can you please forward a digital copy of the site specific soils report prepared by HP -Kumar as referenced on drawings? • Engineered Site Grading & Drainage Plan — Per Plat Note #9, "Prior to the issuance of a building permit" the Owner of each lot shall prepare and submit a site grading and drainage plan as "prepared by a professional Engineer". Please provide a copy to our office as we cannot finalize our plan review without an Engineered site grading & drainage plan. • Setbacks — As shown on your site plan this home is located just inside the 10 -foot side yard setback along the southern property line. Per the current design the roof overhang is 24" which is not allowed. Per our Land Use & Development Code, roofs and other projections are only allowed to encroach a maximum distance of 18" into required setbacks (see LUDC, Table 3-202). As a result, we will condition our approval of this project on compliance with these requirements and providing an improvement location survey at foundation inspection to verify that that construction complies with these requirements. You may also want to consider placing the building footprint a little further away from this particular setback so as to avoid any potential problems caused by such close proximity to this required setback. • Foundation Piers at Entry Porch Posts — We need additional information about foundation piers for wood posts at entry porch. There is no structural information describing the pier foundations and post base connections located between the concrete footing and base of wood posts at 3'-6" above the porch (except for stone veneer finish). Please reply to these concerns at your earliest opportunity, and we look forward to your response so that we can finalize our plan review & issue a building permit for this project. I have done 2 other projects in there and this was not a requirement for approval. The most recent one was permitted in 2016 I believe. Overhangs - this was an oversight on my part. The overhang in question is currently 22" into the setback and a conditional approval for 18" is acceptable. We will build this overhang at 18" instead of 24", which will keep us at 16" into the setback. Foundation Piers - detail 20 addresses the posts being attached at the pier with an ABU 66R. The posts are indicated to extend down to the footing. However, we have the option to pour solid concrete or use solid filled CMU's, instead of taking the posts down to the footing and still using the ABU 66R post bases. We also appreciate your reply to our other concerns. The Engineered site grading & drainage plan requirement is specifically called out on the Four Mile Ranch Final Plat (see the specific plat note as highlighted below). I can't speak to projects up at Four Mile Ranch that were approved prior to my hire date in August 2016, but I can share with you that I have reviewed several projects in this subdivision over the past several months and following my discussion with Andy Schwaller about this particular item, we have required that all projects comply with this plat note requirement. UUL', L O I NG PERMIT, In addition, we see another benefit to having an Engineered site drainage plan for this project, as we have concerns about final grading on the uphill side of the home/garage as well as containment of surface drainage on the subject property. Please refer to the attached redlines of your site plan (Sheet A2.1) for further clarification. We will place this application in our "pending" file while awaiting your submittal of the Engineered Site Grading & Drainage plan before we can finalize our plan review & issue a building permit.
