1.19 Impact Analysis
IMPACT ANALYSIS (referencing 4-203(G): We do not anticipate negative impact on the property or adjacent properties relative to the addition of an ADU. Specifically: 1.Adjacent Land Use: We have not used previously nor do we anticipate any need to use or access adjacent or neighboring properties, nor will any activity we conduct on our property by virtue of adding an ADU affect those properties. 2.Site Features: The 36.3 acre property currently has a single family residence. This rural area is made up of large parcels and homes on neighboring properties are far apart, best measured in miles. Any impact from the addition of an ADU would be negligible or not at all visible from neighboring homes. The property is diverse having Divide Creek running south to north through the full length center east portion of the property, the Minneota Ditch running full length south to north through the center of the property. There is a retention pond on the north north west center of the property to mitigate seasonal heavy rain runoff from dumping mud and rocks or washing out the ditch. This runoff is on the far west side of the property over the ditch, over the creek and several significant grade terraces from the homesite and poses zero risk to the homesite. Two large flat meadows of approximately 2 and 7 acres respectively between the ditch and the creek, an increase in elevation to the west with significant rock outcroppings, rising over 100 feet to form flat to gently sloped grass meadows on the top of the property. There are several juniper and pin’on pine stands that survived a fire from 1994 and now stand separate from any other significant growth limiting wildfire spread and potential. The existing home and ADU are or will be added near the county road on the far north east side of the property on grade that is nearly flat. While there is flood potential on the property, the home site has been certified as not being in the floodplain. 3.Soil Characteristics: See attached including previous septic permit 4.Geology Hazard: See attached 5.Groundwater and Aquifer Recharge Areas: See attached including existing well permit 6.Environmental Impacts: a.Determination of long and short-term effects on flora and fauna - we do not anticipate the addition of the ADU to further impact flora and fauna beyond that of our existing home. b.Determination of effect on designated environmental resources, including wildlife habitat - there are no such designations on our property c.Impacts on wildlife and domestic animals etc.: We do not anticipate additional impact on wildlife or domestic animals further than any minimal impact we currently have with our current home. We have intentionally planned and placed our home on the far corner of the property to allow wildlife to migrate through or graze on the property. d.Radiation Hazard: There is no known radiation hazard on our property 7.Nuisance: We do not anticipate any additional nuisance from the addition of the ADU 8.Hours of Operation: This is a residence and other than family coming and going from work or school, we do not anticipate specific hours.
