Subject: Subslllface Investigation and OWS Design, Proposed Residence
Lot 6, Farynhyll Ranch
Garlield County, Colorado
Job No. 16446
Mr. Shugart,
As requested, we have investigated subslllface conditions and <lesigned an onsite wastewater system
(OWS) for the proposed residence. The subsutface investigation was performed on May 27, 2004.
SITE CONDITIONS
The Jot is located in a rural residential area in Garfield County, Colorado, where OWS arc required. The
proposed drain field area has a 15% to 20% slope to the east. There is a moderate cover of native grasses
and weeds. A stream exists on the property to the southeast of the proposed drain field area. Water is
provided to the residence by a well located 146+ feet from the proposed drain field area.
PROPOSED CONSTRUCTION
A five-bedroom residence and 2-bedroom amenities building are proposed as indicated on Figure I. In
accordance with the Individual Sewage Disposal System (ISDS) regulations, the average sewage loading
for seven bedrooms is lOSO Gallons Per Day (GPO) and 1S7S GPO with a 1.5 peaking factor. This load-
ing includes a dishwasher, garbage grinder, and washing machine.
If additional bedrooms in unfinished anias are possible, it is suggested the OWS be constructed to serve
the added loading. The installation of an engineered OWS to serve future build-out can be cost effective.
SUBSURFACE CONDmONS
The subsurface investigation was performed by digging three percolation holes, 34 to 42 inches deep,
and one te$t pit at the locations indicated on Figure 1. Subswface materials in the test pit consisted of 2
feet of silty, sandy clay underlain by cobbles and small boulders in a sandy clay matrix to the maximum
depth explored of 6 feet. No ground water or bedrock was encountered. The drain field may be installed
no deeper than 2 feet unless an 8-foot test pit is dug to confirm soil conditions. The test pit may be
dug at the ti~e of installation. If no bedrock or ground water is encountered to 8 feet, then the drain
field may be installed at a maximum <lepth of 4 feet. Percolation tests indicate percolation rates of 27

to 40 minutes per inch (MPI). The average percolation rate is 36 MPI. Percolation dam is presented in
Table 1.
RECOMMENDATIONS
The installation must include two septic tanks, an effluent pump, and a gravelless chamber-trench
drain field at the locations presented on Figure 2. The OWS design is based on an average sewage
load of 1050 GPD and a percolation rate of 36 :MPI. The installation must include a 1250-gallon,
single-compartment, concrete septic tank followed by a 1000-ga!Jon, two-compartment, concrete
septic tank with a Biotube® pump vault in the second compartment. If gravity flow to the drain field
can be achieved, our office should be contacted for design specifications. Six chamber-trenches must
be installed, each .with one row of 11 chambers for a total of 66 chambers and 1023 ft 2 of infiltrative
area. The trenches may be modified to confonn to topography and to preserve as much vegetation as
possible, A flow splitter basin, or equivalent, is :required to distribute effluent to the field.
Movement over the drain field trench during construction should be kept at a minimum to minimize
compaction of the receiving soils. The bottom of each trench must be scarified with a pick, shovel, or
backhoe bucket teeth prior to the addition of chambers.
The surface of the drain field should be seeded after installation of the system. A native seed mix from
the area available at seed stores should be used. These mixes do not require irrigation and develop a
growth 10 to 15 inches high. No automatic sprinkler system should be installed over the field
OPERATION AND MAINTENANCE
The owner must realize an OWS is different from public sewer service and must assume the responsi-
bility for maintenance of the OWS. The system is relatively maintenance free, but the owner must have
the septic tanks pumped. 1n the absence of a monitoring program, the septic tank should be pumped and
the effluent filter cleaned every two years. There are daily considerations, such as not putting plastic or
other nonbiodegradable material into the OWS. Water use must be monitored so toilets are not allowed
to run when seals malfunction. To illustrate the point, a running toilet can consume in excess of 1000
GPD. A loading of 1000 GPD could flood and irreparably harm the OWS.
The loading from the backwash of a water softener may be harmful to the OWS. A separate drywell
should be constructed for the backwash waste, if a softener is installed. Chemically treated water from a
swimming pool or spas should not be introduced to the OWS.
LIMITATIONS
An OWS design requires installation by a licensed contractor. Our investigation, layout, design and
recommendations are based on data submitted. If conditions different from those described in this report
are encountered, we should be notified to evaluate the effect on the proposed OWS. If the health depart-
ment modifies this design, we should be contacted to evaluate the impact on the performance of the ows.
All construction is to be in accordance with the ISDS regulations. Pipe type and size, burial
requirements, septic tank construction, and other specifications, which are not depicted in our report, are
to conform to the requirements of the ISDS regulations. The installer of the system is to have
demonstrated knowledge of the ISDS regiilations and requirements.

Mr. Shugart,
"' .'
As requested, we observed the installation of the onsite wastewater system for the subject site on
November 13 and December 2, 2004. The system was designed under our Job No. 16446, dated June 25,
2004.
The system includes the installation of a 2500-gallon, two-compartment, concrete septic tank with an
effiuent filter on the outlet, and six gravelless chamber-trenches. Five trenches have one row of 11
BioDiffiiser® chambers each and one row has eight BioDiffiiser® chambers for a total of63 chambers and
976.5 ft2 of infiltrative area. An as-built drawing will be provided upon receipt ofGPS coordinates.
The observed components of the OWS were installed in general conformance with our design. Final
electrical connections must be made by a licensed electrician. Our installation observations do not imply a
guarantee or warranty of materials or workmanship.
