II. QESCRIPTION OF THE PROPOSAL A. Site Description: The site consists of a long and narrow lot located between the County Road and No Name Creek. Historv: In May, 1987, the applicants requested and were granted a Variance to allow for the construction of a 6 foot high fence along the road frontage within the front setback area. The purpose of the fence is to provide security and privacy for the residence. III. MAJOR ISSUES AND CONCERNS 1. Section 3.03.06 specifies a minimum 25 foot front yard setback requirement. -/- I • • 2. The applicants are proposing this addition to relocate pool pumping equipment which is currently located in the residence in order to prevent flood damage in event of a plumbing failure. The addition would also facilitate fire fighting equipment for residential and wildfire prevention. 3. The majority of the developable portion of the subject property is narrow, paralleling the roadway. The only other developable portion of the property which could be utilized and is outside the setback area is located south of the residence at considerable distance from the pool area. 4. Due to the presence of the 6 foot tall fence, the proposed addition should be largely screened from view and will not present any additional sight distance problems. 5. No adverse impacts are likely to be experienced by adjacent property owners due to this proposal. IV. SUGGESTED FINDINGS: 1. That the application for variance was found to be consistent with the requirements and standards of Section 9.05 of the Garfield County Zoning Resolution of 1978, as amended. 2. That proper publication and public notice was provided as required for the public hearing before the Zoning Board of Adjustment. 3. That the public hearing before the Zoning Board of Adjustment was extensive and complete, that all facts, matters and issues were submitted and that all interested parties were heard at the hearing. V.
