Applicant currently owns a parcel of commercial ground in rural Garfield County, Colorado. The
property is commonly known as 28803 Highway 6&24 Rifle, CO and is further identified as parcel #
2177-122-00-094.
Applicant wishes to do a minor subdivision of said property, creating two legal parcels. Lot 1 would
consist of 3.664 acres and a 5,000 sq ft building constructed in 2013. Lot 2 would consist of 2.793 acres
and a 5,000 sq ft building constructed in 1980.
Each building is serviced by a septic tank and leech field. Each building is serviced by a shared well. A
draft of the Well Sharing Agreement is included in the submittal for review.
No further buildings will be constructed as a result of the minor subdivision process and the overall use
of the property will remain the same. Traffic will also remain consistent to previous and current uses.
Applicant desires Garfield County Community Development to consider the Minor Subdivision
Application submittal for approval.
