zoning Board of .Adjustment, by unanimous vote, approved your request for a
variance to the rear yard setback requirement of Section 3.04.06(2) of the
Garfield County zoning Resolution of 1978 as amended and, in a<ldition,
granted a variance to the maxi.num lot coverage requirement of Section
3.04.05. '.lhese two variances were approved to allow for a 7.5 ft. rear
yard setback and a maxi.num of 45% lot coverage on your lot. Please note

I. DESCRIPTION OF THE PROPOSAL
Request for variance from Section

Lot 11, less the westerly 7 ft.,
Block 4, Western Hills Subdivision,
located at 0547 County Rd. 130 in
west Glenwood in the vicinity of
the Glenwood Springs Mall.
The site consists of a 7665 sq. ft.
lot (105 ft. by 73 ft.).

The applicant proposes to construct a 14.4 ft. x 19 ft. garage
addition and combination storage area attached to the rear of the
existing house and garage on the site. The applicant is requesting a
variance from the rear yard setback of 25 ft. to allow for the
proposed addition to be constructed with a rear yard setback of 5 ft.
II. MAJOR ISSUES AND CONCERNS
1. In its present condition, the lot and existing buildings are
pre-existing and non-conforming, in relationship to side yard
setback, rear yard setback, and maximum lot coverage. The side
yard setback on the eastern portion of the lot is presently 5 ft.
where 10 ft. is required and the existing rear yard setback is 24
ft. The lot coverage including driveways and the proposed
additions will be 45%, where 35% is the maximum allowed.
2. Any approval of the proposed variance should be in conjunction
with the approval for the applicant of a variance from the
maximum lot coverage requirements in Section 3.04.05 of the
zoning Resolution. Proposed revisions to the zoning Resolution
currently in the process of being implemented include a maximum
lot coverage requirement of 45% for this zone district.

The site consists of a 7665 sq. ft.

The applicant proposes to construct a 14.4 ft. x 19 ft. garage
addition and combination storage area attached to the rear of the
existing house and garage on the site. The applicant is requesting a
variance from the rear yard setback of 25 ft. to allow for the
proposed addition to be constructed with a rear yard setback of 5 ft,
II. MAJOR ISSUES AND CONCERNS
1. In its present condition, the lot and existing buildings are
pre-existing and non-conforming, in relationship to side yard
setback, rear yard setback, and maximum lot coverage. The side
yard setback on the eastern portion of the lot is presently 5 ft.
where 10 ft. is required and the existing rear yard setback is 24
ft, The lot coverage including driveways and the proposed
additions will be 45%, where 35% is the maximum allowed.
2. Any approval of the proposed variance should be in conjunction
with the approval for the applicant of a variance from the
maximum lot coverage requirements in section 3.04.05 of the
zoning Resolution. Proposed revisions to the zoning Resolution
currently in the process of being implemented include a maximum
lot coverage requirement of 45% for this zone district.
