Just wanted to check in with you to see if you have been contacted by Luis Hernandez with AML Construction about a
new S.F. residence to be built up at Panorama Reserve, Lot C for Zamansky/Dakides? Since all new residences up at
panorama Reserve are required to have a fire sprinkler system installed, I advised Luis that he needed to contact you
regarding design requirements and inspections.
please let me know if you have received a set of plans or otherwise have been contacted about this new residence

Thanks again for coming in last week with Steve & lsaac to discuss your upcoming project at Panorama Ranch Reserve. I
wanted to follow-up on one of our discussion items - your desire to build a second residence on your property at some
future point - and to clarify the importance of you following through with the land-use change permit process for an
ADU as described in detail by Dave Pesnichak in his Pre-Application Meeting notes (see attached PDFs) when he and I
first sat down with you in October 2016.
Even though it may be a few years down the road before you decide to build another home on this property, I
encourage you to pursue the land-use change process sooner rather than later, so that you can fully realize your desired
intentions in developing your property.
More specifically and in contrast to your assumption, you cannot simply attach these two structures together (via a
seventy-five foot connecting walkway) to qualify as a single-family residential structure. Physical connection of the two
structures is not the determining factor in this situation, but rather it is the inclusion of a full kitchen, bedrooms and
bathing facilities within both, which clearly implies a two-dwelling situation. (Please note that this is the case even if
both residential units are fully contained within a single structure.)
Although it doesn't negatively affect your ability to go ahead with construction of the 2-bedroom residence + garage
structure this spring (as currently designed), l'd suggest that it's prudent for you to pursue the ADU land-use change at
your earliest opportunity so that you don't risk any problems down the road that could derail you from building a second
home to ultimately serve as your primary residence as you have previously indicated.

to pursue the appropriate land-use approvals for your ADU, and in the meantime, I will look forward to receiving your
building permit application in the next few weeks.
