THIS DEED is made February 25, 2016, between Colt Cornelius, Undersheriff of and for Lou
Vallario, as the Sheriff of the County of Garfield, Colorado, grantor, and Cathy Gebhardt ("grantee"),
the holder of the certificate of purchase, whose legal address is 1160 W 2600 N, Pleasant Grove, Utah
84062.
WHEREAS, Evan Russell Christian did, in the District Court for the County of Pitkin, Colorado,
obtain a Writ of Execution against Snow Country Investments II, LLC dated September 15, 2015,
directed to the Sheriff of the County of Garfield, Colorado; and
WHEREAS, by virtue of said Writ of Execution, the Sheriff Ievied upon the property hereinafter
described and, after public notice had been given of the time and place of sale as required by law, said
property was offered for sale and sold according to said notice, and a certificate of purchase was made
and recorded in the office of the County Clerk and Recorder; and
WHEREAS, all periods of redemption have expired;
NOW THEREFORE, I, Colt Cornelius, Undersheriff of and for Lou Vallario, Sheriff of the
County of Garfield, Colorado, in consideration of the premises, confirm the sale and sell and convey to
Grantee the following described property located in the County of Garfield, State of Colorado, to -wit:
Parcel A:
S1/2SE1/4SW1/4 and E112S1/2SW 1/4SW 114 of Section 29, and a parcel of land situated in lot 3 and part of
lots 4, 5 and 6, Tying northerly of the northerly right—of-way line of state Highway No. 82 and northerly and
westerly of a fence as constructed and in place, all in Section 32, Township 7 South, Range 87 west of the
sixth principal meridian, said parcel of land is described as follows: Beginning at a point on the northerly line
of said section 32, 227.26 feet easterly of the true position for the Section corner common to Sections 29, 30,
31 and 32, whence a rock found in place and properly marked for the witness corner for said Sections bears
S. 89 degrees 44'00" W., 660.00 feet; THENCE from the true position of said corner N. 89 degrees 51'26"
E. 2505.33 feet to the north quarter corner of said Section 32; THENCE S. 00 degrees 50'26" W. 693.89 feet
along the north -south centerline of said Section 32 to a point on the northerly line of Lot 7 of said Section 32;
THENCE N. 82 degrees 38'00" W. 641.04 feet along the northerly line of said Lot 7 being a common line
with said Lot 3; THENCE S. 01 degrees 40'00" W. 480.27 feet along the common lot line of said Lots 3 and
7; THENCE leaving said lot line N. 72 degrees 44'37" W. 94.27 feet; THENCE N. 77 degrees 15'09" W.
71.46 feet: THENCE N. 89 degrees 37'10" W. 45.20 feet; THENCE N. 78 degrees 10'15" W. 70.00 feet;

westerly boundary line to the southwest corner of said parcel of land described in reception no. 314989;
