Please see my comments and questions below in red. Please let us know if this "game plan" should suffice and we can proceed with updating our drawings. Reference Building Code - Your Engineer's specifications reference the 2009 l.R.C. but Garfield County adopted the 2015 t.R.C. in July 2016. Can you have your Engineer verify that design plans conform to this more recent version of the building code, and please copy me w¡th any such correspondence from your Engineer verifying compliance with 201-5 l.R.C. I apologize for this confusion, we originally had the address within the Town of Carbondale in our files. I will update the language in the next amended set of drawings and double check for any new code issues - we do not foresee any changes at this time though. b. Underfloor Ventilation & Access - We assume that installation of the new steel framing, steel decking and concrete topping slab will require over-excavation of what is now concrete slab sub-grade and that removal of this existing earth will effectively form a crawl space below the new garage slab. lf that's indeed the case, this resulting crawl space will require ventilation or other accommodation of building code requirements allowing for an unvented crawl space (per l.R.C., Section R408). ln addition, this crawl space will require access per Section R408.4. Do you have a "game plan" in place for addressing these issues? lf our assumptions are correct about the crawl space, we can simply condition our approval on inclusion of these items, but I wanted to check with you first to make sure that we are seeing the whole picture. We've reviewed the code requirements and calculated the total vent area needed (1 SF with Class 1 vapor barrier). Due to concerns about saw cutting large holes in the existing stem walls, we believe it's best to core 8" holes in (3) locations spread throughout the area and install the vapor barrier) which should provide good cross ventilation and meet the required code. Also, we have come up change to add an access hatch in the dropped area adjacent to the kitchen door. lt should exceed the required minimum of L8x24 opening as required by the code. Thank you, Sam R. But before we can finalize our plan review and issue a building permit there are a couple of items that we need to have clarified: a.
