HomeMy WebLinkAbout4.0 TC Letter 02.18.2010Garfield County February 18, 2010 Terry and Victoria Davis 0074 CR 225 Rifle, CO 81650 BUILDING & PLANNING DEPARTMENT Re: Request for Administrative Approval for an Accessory Dwelling Unit, GAPA-1-10- 6265 Dear Mr. and Mrs. Davis, We are in receipt of your revised application to allow for an Accessory Dwelling Unit located at. 0074 CR 225, Rifle, Colorado which has since been determined to be Technically Complete. Pursuant to the Garfield County Unified Land Use Resolution of 2008, as amended the process is an Administrative Review which requires the applicant to notify adjacent property owners of the subject parcel. The applicant shall mail a written notice by certified mail, return receipt requested, to the owners of record of all property adjacent to the property within a 200' radius. The notice shall include a vicinity map, the property's legal description, a short narrative describing the current zoning and proposed land use change, the contact information and the date that the Director has to make a decision. The application will be reviewed by staff, copies sent to referral agencies for comment, and a staff report will be generated and sent to you. The Planning Director will review the report and make a decision on your request as an Administrative Application for an Accessory Dwelling Unit. The Date of Decision by the Director is Thursday, April 1st, 2010. I have enclosed a suggested public notice which I will also email to you in MS Word format so you can add necessary information such a narrative, vicinity map, etc. of the subject site which is to be sent to adjacent property owners by certified mail, return receipt requested. Please provide proof of mailing including the return cards that notice was received to the case planner before the Director's decision date. The adjacent property owners are permitted to comment prior to the Director rendering a decision. Once a decision is rendered this department sends out a notice of the decision and a 'call-up' period of 10 -days commences. If there are no issues within that period this department will issue the Administrative Permit for an Accessory Dwelling Unit located at 0074 CR 225, Rifle, Colorado. The public notice documents for the Administrative Review are provided as a courtesy. The Applicant must verify that all information provided in these documents is correct. If the copies have not been submitted by this date, your Decision date by the Director may be changed to accommodate adequate time for review by staff and referral agencies.
