HomeMy WebLinkAbout2.0 NTC letter 10.02.07October 2, 2007 Muse Architects, Inc. c/o Muse Architects, Inc. 46 Weant Blvd. Carbondale, CO 81623 (I:: BUILDING & PLANNING DEPARTMENT Garfield County Re: Conditional Use Permit for a Home Occupation Dear Mr. and Ms. Speaker, This letter is in response to the Conditional Use Permit application you submitted to the County on behalf of Ron and Lisa Speaker for a Home Occupation located at Lot 2 of Mayfly Bend Subdivision. Staff has completed a Technical Compliance review of the application and found it to be incomplete for the following reasons: 1) The letter submitted from Timberline Engineering only indicates that the ISDS was installed in accordance with County specifications. However, this letter does not indicate whether the installed ISDS is capable of handling the existing residence, barn and impact from the proposed Home Occupation. Please submit a letter from a Colorado Registered Engineer stating that the installed ISDS is capable of handling this capacity. 2) It is unclear as to whether the proposed water source is legal for the Home Occupation. Well permit number 65213 indicates that "the use of ground water from this well is limited to ordinary household purposes inside one single family dwelling and the irrigation of not more than 7500 square feet of home gardens and lawns... This well is known as Mayfly Bend Ranch Well no. 2 (aka MBR well no. 2)." Please demonstrate that legal water is available to serve the proposed Home Occupation. This office will not schedule the request to be considered before the Board of County Commissioners until the aforementioned deficiencies have been addressed.
