The purpose of this correspondence is to inform you about the onsite wastewater treatment systems lOWTS) for the Red Barn Guest Ranch. This project proposes to construct a reception center for events serving up to 300 people. The project is located in Peach Valley, to the east of Silt and to the west of New Castle, at 345 Mid Malley Lane. This office has completed an OWTS design for the reception center. The details of tete design are in the report .and plans dated Dante 19, 2017. There are two building proposed for lodging; and are being called the iridal Suite and the Guest House. These have existing septic systems and permits. Tlvc integrity of bath system was reviewed by Anytime Scwcr and Drain. Permits and the report is attached. The Bridal Suite operates on septic Perinit No. 1172 was designed for 3 bedrooms with a 1,250 gallon septic tank installed. Anytime Sewer and Drain determined that this was in good working corder_ The Bridal Suite is being remodeled to have two bedrooms. This septic system is planned to continue being used. The Guest House operates on septic Permit No. 917 was designed for 2 bedrooms with a 1,000 gallon septic tank installed. Anytime Sewer and Drain determined that this was in good working order. However the Guest House is being remodeled to have four bedrooms. Both the septic tank and leach field would be undersized and therefore this septic system is planned to be abandoned. The Guest 1 -louse is designed to connect to the septic system of the reception center as outlined in the plans dated .lune 19, 2017. The conclusions and opinions that are expressed above are based on the information available at the time of preparation of this report. The baffles, inlet T, outlet T, all look to be properly working. Load tested the leechfield and it looks to be in good working order. Condition of the whole system is in good working order. Recommendations: Add a bio filter to the septictank and make sure owners use bacteria in the septic system. Tank 2: 2 bedrooms house also has a plastic tank 1250 gallons with 2 lids. The baffles, inlet T, outlet T. all look to be properly working. Load tested the leechfield and it looks to be in good working order. This house has exterior cleanout. Condition of the whole system is in good working order. Recommendations: Also add a bio filter to this septic tank and make sure owners use bacteria in the septic system. Civil and Environmental Consulting and Design January 10, 2018 Red Barn Guest Ranch C/O Mr. Larry Halonen 26432 El Mar Drive Mission Viejo, CA 92691 RE: Red Barn Guest Ranch, 345 Mid Valley Lane, Newcastle, CO — Lodging OWTS Dear Larry: The purpose of this correspondence is to respond to Item #1 on the completeness Ietter from Mr. Waller at Garfield County, dated January S, 2018. Mr. Waller refers to the letter from this office, dated December 6, 2017, that discusses the onsite wastewater treatment systems (OWTS) for the lodging component of the Red Barn Guest Ranch. The project proposes to construct a reception center for events serving up to 300 people with two buildings proposed for lodging that are being called the Bridal Suite and the Guest House. This office has completed an OWTS design for the reception center. The details of the design are in the report and plans dated June 19, 2017. It is understood that an event of 300 people is an exceptionally rare occurrence. It is also my understanding from our conversations that the lodging is a secondary use, reserved first for events. If no events are scheduled, then the lodging may be offered separately. However lodging will not be available to anyone other than a guest of an event. This being the case, anyone in the guest buildings would be included in the 300.
