FIELD OBSERVATION SUMMARY
TO: Garfield County Building & Planning
Attn: Matt Provost
DATE: September 24, 2017
PROJECT: Julian Ulrych Residence
Lot No. 5
Pinyon Mesa Subdivision
Garfield County, Co.
Kurtz and Associates, Inc. is the structural engineer of record for the noted single family residence.
As such, of office provided structural construction documents dated March 08, 2017. This framing
inspection of Sept. 24, 2017 was a follow-up to an inspection made by Brian Kurtz, P.E. on Sept. 21,
2017. These two (2) framing inspections were in response to a framing inspection and "Correction Notice"
from your office dated Sept. 20, 2017.
The framing inspection was concerned with three (3) items:
1. Main Floor Framing; BCI Web Holes: There is an interior wood stud bearing wall on the south side
of the interior stair well, The electricians drilled a number of holes through the webs of the 11.7/8" BCI
floor joists directly adjacent to this wall. Those holes which are within 6" of the face of the support wall
weaken the bearing capacity of the BCI's and are not structurally acceptable. Our office provided a repair
detail for the impacted BCI's. The repair detail specified the installation of a 7/16" thick OSB web
stiffener, and the web stiffener was specified to be attached to the BCI web with three (3) rows of No. 6
screws at 3" on center. At this time all of the affected BCI's have been reinforced in accordance with our
repair specifications.
2. Roof Framing; 'V' Blocking Between Trusses: The roof trusses as supplied by the truss
manufactured have a heel height of approximately 15". The original construction documents detailed the
typical truss bearing with a heel height of 10.3/4" and with notched blocking. The intent of the notched
blocking is to accommodate roof ventilation and to complete the roof to wall wind load attachment. The
notched blocking was not originally installed. After review of the wind load systems, our office
recommended the installation of retrofit 'V' blocking at three locations: the north wall of the building, the
south wall of the building, and the south wall of the master bedroom. We recommended that the additional
'V' blocking be installed at these three (3) locations between alternate trusses with a minimum of eight (8)
additional blocking panels at the north wall. Our office specified that the retrofit blocking be glued and
nailed, or glued and screwed to the roof sheathing and the existing blocking. At this time all of the
specified retrofit 'V' blocking has been installed in an acceptable manner in accordance with our
recommendations.
3. Roof Framing, Gable End Wall Bracing: The construction documents specify that gable end wall
bracing is to be installed at 6'-0" on center. At this time the bracing is installed in a structurally acceptable
manner at 6'-0" on center as specified.
