Although you have submitted a pretty good set of drawings & specifications, we think that these structural header beams at the 10 -foot wide openings may need to be up-sized from the (2) 2 x 12s typically located at the perimeter of the structure. The 3 overhead doors located on the south side of the building not only span 10 feet width openings, but they also provide bearing for roof trusses above and need to provide adequate wall bracing for wind shear. Please also verify that this structure complies with the 40 PSF live snow Toads we have here in Garfield County. Ideally, we suggest that you have a structural engineer look over your plans to advise you about these particular issues and anything else that they may see in their review. However, we may accept back-up calculations if submitted by your lumber supplier as an alternate to an Engineer's letter of verification. Please forward verification along to us for these items at your earliest convenience so that we can finalize our review & issue a building permit for your project. Jim is correct in stating that you will need to obtain a Land Use Change Permit to allow for an ADU on your property. However, you won't be applying for a variance with the Planning Commission in order to gain approval for the ADU. Instead, you need to contact our office and ask for one of our staff planners to arrange for a "pre -application meeting" which is the first step to obtaining the Land Use Change Permit from our office. Some of the key issues involved in the approval of ADU's include verification of adequate water, sewer and access, but a planner will explain to you in greater detail than I can about necessary documentation you will need to provide and how the process will unfold including anticipated timeframe. From a Building Dept. perspective, we won't be able to issue a building permit for the ADU until it has received final approval and sign -off by the director of our department, but there are a couple of issues that you should address at your earliest opportunity: a. Garage/Dwelling Unit Separation — Since the ADU is shown within the garage/pole barn footprint, it will need to be provided with a fire -rated separation from the garage (walls, doors and ceiling). For specific requirements, please refer to the plan attachments provided along with your approved plans, including items #45 —48 on this list. b. Insulated Envelope —You have indicated that the entire garage will now be heated with in -floor radiant heat (although these updated drawings call out the garage as unconditioned). This change will require R-15 rigid insulation around the entirety of the garage foundation/slab perimeter and extending downward 24" minimum. The concrete floor slab also requires a minimum of R-5 rigid insulation be installed below the heated slab prior to pouring it. Walls, roofs & ceilings will also be required to meet minimum insulation requirements per 2009 IECC. c. Amended Plans Submitted — These proposed revisions to drawings need to be formally submitted to our office as "Amended Plans" for your existing building permit. Please clarify the extent of the building which will be heated/conditioned and also show mechanical room location and type/specifications of heating equipment. We require (2) full-size sets of amended plans to be submitted to our office for review. Although we typically try to turnaround amended plans within a few days, we won't be able to issue a building permit for the ADU until the Land Use Change Permit has been approved as described above. Hope this info is helpful to you, and I encourage you to contact one of our planners at your earliest opportunity so that you can schedule a meeting to receive guidance and better understand the Land Use Change Permit process. Lindsay & I both forgot to tell you that you are required to also pull a Septic System permit as a result of adding the bathroom & kitchen. For your convenience, I have attached the Septic System permit application (see attached PDF). Please fill out this application and bring it into our office when notified that your amended plans are ready to be picked up. Assuming that you want our Inspector to help design the OWTS, the associated fees will be $273.00 including perc testing. You can either pay these fees over the phone with a credit card or by check when you come to pick up your plans. One of the requirements of the Septic Permit application is a site plan showing proposed location of the septic tank & drainfield. Since these aren't clearly identified on the site plan included with your amended plans, can you please provide us with a mark-up of that large size site plan? (a simple 8 %" x 11" overlay with description will work OK) We assume that the septic system will be large enough to accommodate the primary residence which will be completed sometime in the future ... is that correct?
