Ruonavaara Springridge Reserve - Permit #BLRE-06-17 -4757
Trevor:
Once we receive a copy of your soils report as described in my previous email to Jack Albright, we have one additional
item that will need to be addressed before we can issue a building permit for your new residence at Springridge Reserve
- phase 4 (Lot 76). According to one of the recorded plat notes for this subdivision, you are required to submit an
Engineering report by a Geolog¡st supporting the placement of your house location on the síte, including any possible
mitigation for potential rock fall (if applicable).
More specifically, the language included on the subdivision plat reads as follows:
o prior to buitding permit, owners of Lots 63-66 ond 70-87 sholl retain on engineering geologist to ossrst in the siting of
units with the building envelopes of those tots in attempt to avoid potentiol for rock foll hazards on those lots. This
shoutd be completed prior to construction because if unstable rock feotures ore locoted, they may be more eosily
removed and at lesser cost.
Although we have essentially completed our plan review of your project - pending submittal to our office of the soils
report and geologist report described above - we will place your building plans "on hold" until we receive these
outstanding items.
Thank you for your attent¡on to this matter.

RE: Excavation Obseruation, 76 Hidden Valley Drive, Garfield County, CO
Jim,
I had a discussion with James Parker this afternoon. We talked about the double normal reinforcing in the footing
comment. Hesaidthathisintentwastoremindusoftheneedforadditional beamactionduethedifferenceinbearing
material. What I understand is that the original 14 feet anomaly span requirement in the first report was the
requirement that addressed that issue. Since we designed the foundation for that span as part of our design process, I
don't believe a revision is required on our part. James is going to revise the letter to state the requirement more clearly
for everyone's records.
Regarding the moisture conditioning and compaction of the below footing soils, I suggested to James that he reach out
to the owner/builder for clarification of what had been done and make the appropriate recommendations. I think he
will likely communicate with you on what he discovers.
Let me know if you need additional assistance from us
Best,
Jack

Jim,
I had a discussion with James Parker this afternoon. We talked about the double normal reinforcing in the footing
comment. He said that his intent was to remind us of the need for additional beam action due the difference in bearing
material. What I understand is that the original l-4 feet anomaly span requirement in the first report was the
requirement that addressed that issue. Since we designed the foundation for that span as part of our design process, I
don't believe a revision is required on our part. James is going to revise the letter to state the requirement more clearly

Thank you Heidi, I did receive a copy of this soils report from Jack Albright yesterday.
The only outstanding item left is receipt of a letter from a Geologist verifying proper site location and/or rockfall
mitigation (if applicable) per my email sent to Trevor yesterday.

:'. Lot 7ó Springridge
rü(/e have been asked to review rwo items on the Lat76 Springridge Resen¡e project to see if any
structural revisions are necessary.
The first item was a revision to part of the building's footing elevation. it is our understanding
that a section of footing was lowered roughly 10" from what we had indicated in order to bear on
suitalrle soils. The section begins roughly L2' kom the building's northwest corner and is along
the remainder of the 'iyest 'ú/a11s to the southwest cotner. It continues the length of the building's
south wall to the southeast corner and along the east wall to just south of the 7'4 7 /8" wall ¡og for
the Entry. No structural changes are necessary as a result of the lowering of the footing. In order
to prorect the wood columns, the crawlspace grade shall be below all top of footing elevations.
The second irem was HP-Kurnar's repoft, dated June 29, ZOIT,regarding the obsen¿ation of the
exposed soils to be used for the foundation support. The report indicated that the foundation
should be designed ro span an unsupported length of 14'where the foundation transitions from
being supported on native soils to fractured bedrock. The concrete foundation walls have been
reinforced in such a manner as to span over this 14' length.
After reviewing these two items, the buildiny's foundation can be constructed using the
information shown on our 'Construction Set', dated A6/08/17. Please feel free to contact us if
the¡e are any additional questions or concerns.
