I have reviewed plans submitted for Nona Niland's detached garage & addition to an existing S.F. residence located at
233 County Road 100, but before we can finalize our review & issue a building permit we need for you to address one
outstanding item as follows:
• Bathroom at Garage Upstairs — According to Garfield County's Building Resolution, bathrooms located in
residential accessory buildings may not contain bathing facilities (i.e., a shower or bathtub). Please see the
specific language contained below:
Per 2016 Garfield County Building Resolution (Resolution No. 2016-20 adopted March 21, 206
18, Section R202 is amended by adding or replacing the following definitions:
a. ACCESSORY STRUCTURE. A structure the use of which is customarily accessory to and
incidental to that of the dwelling(s) and which is Located on the same lot. Accessory buildings
other than approved accessory dwelling units are not allowed to have a shower or a hath.
Please revise layout of the upstairs bathroom showing elimination of the shower and submit updated plans to
our office for review and approval. For your convenience, you may submit an 8 Y2" x 11" size drawing with only
the affected area highlighted and we will affix to the approved plans.
Once we receive this updated revision, we should be able to finalize our review & issue a building permit for this project.

We should have that to you by end of day tomorrow, or Friday morning at the latest.
I was thinking the garage was attached, and so not an accessory structure in my mind, but in any case — it is a quick
revision.

Please see the attached A3.1 that removes the shower from the bathroom in the Garage.
This is the full sheet that can just replace the A3.1 sheet in the permit set.
