Landscaping Costs and Maintenance
After the completion of construction the wild grass mix, low shrubs and perennials will be installed.
The shrubs and perennials will be watered via a temporary drip system or hand watered for as long as it
takes to get them established, about 2 years using about half gallon to one gallon per plant per week.
This system will run in the evening or at night depending on the time of year. The large grass area will
use mobile hose and sprinklers to be watered in the evening or early morning depending on the time of
year for about 2-3 years. In the event of a draught the plants will be watered as much as possible to
avoid die off while still observing any water regulations temporarily in place. After the plants are
established a watering schedule will depend on natural precipitation with the eventual goal of the
landscape needing no additional water. This system and the landscaping on all the lots will be overseen
by a landscaping service.

This ornamental mix has been used with much success in this altitude and exposure. It is designed to provide a steady native
grass base while displaying color from germination through the growing season. The mix is designed to provide color through
non-aggressive annual vegetation for the first 2 growing seasons while the native perennial forbs reach maturity. At this point,
the annual seed base is depleted and these annuals are not successful at large amounts of regeneration. Tender perennials
such as California Poppy last for one generation providing a more ornamental look while at the same time not becoming
aggressive and eventually not existent while native perennials replace them.
