HomeMy WebLinkAboutConditions of PermitCONDITIONS OF PERMIT BLCO-05-17-4754 Red Barn Guest Ranch — Guest House Lodging 345 Mid -Valley Lane, County Road 262 New Castle, Colorado 1) ALL WORK TO COMPLY WITH THE 2015 I.B.C., I.M.C., I.P.C., I.F.G.C., THE 2009 I.E.C.C., I.F.C., AND IN ACCORDANCE WITH MANUFACTURERS' INSTALLATION INSTRUCTIONS. 2) REFER TO PLAN ATTACHMENTS FOR GARFIELD COUNTY'S BUILDING REQUIREMENTS AND INSPECTIONS POLICY. 3) ALL WORK MUST COMPLY WITH CONDITIONS OF THE CURRENT LAND -USE PERMIT. 4) BUILDING IS APPROVED AS NON-SPRINKLERED, CONSTRUCTION TYPE V -B WITH OCCUPANCY/USE = RESIDENTIAL GROUP R-1. 5) PROVIDE COPY OF ENGINEER'S FINAL INSTALLATION REPORT FOR NEW SEPTIC SYSTEM, INCLUDING SIZING OF SYSTEM AND DESIGN CRITERIA TO ACCOMMODATE ALL NEW OCCUPANCIES/USE WITHIN EXISTING BUILDINGS (CARRIAGE HOUSE, GUEST HOUSE & BRIDAL SUITE). 6) FIRE PARTITION SEPARATION WALLS ARE REQUIRED BETWEEN SLEEPING ROOMS PER I.B.C., SECTIONS 420.2 AND 708. SEPARATION WALLS SHALL HAVE A FIRE -RESISTIVE RATING OF NOT LESS THAN 1 HOUR, AND SHALL EXTEND FROM TOP OF FOUNDATION UP TO THE UNDERSIDE OF ROOF SHEATHING. 7) SPECIFIC REFERENCE IS MADE TO THE ATTACHED STRUCTURAL ENGINEER'S EVALUATION REPORT OF THE EXISTING STRUCTURE. INCORPORATE ALL PERTINENT REQUIREMENTS FOR BUILDING CODE COMPLIANCE AS CONTAINED IN THIS EVALUATION REPORT. 8) CONTACT LOCAL FIRE DISTRICT FOR PERTINENT I.F.C. REQUIREMENTS. FIRE DISTRICT FINAL APPROVAL IS REQUIRED PRIOR TO FINAL BUILDING INSPECTION & CERTIFICATE OF OCCUPANCY. 9) LOCKS, LATCHES & LANDINGS PER I.B.C., SECTION 1008. 10) ACCESSIBILTY REQUIREMENTS - INCLUDING ACCESSIBLE ROUTES, ENTRANCES, DOORS, PLUMBING ELEMENTS & FACILITIES - PER I.B.C., CHAPTER 11, AND ICC/A117.1-2009. 11) LIGHT AND VENTILATION PER I.B.C., CHAPTER 12. 12) PLUMBING REQUIREMENTS PER I.B.C., CHAPTER 29 & INTERNATIONAL PLUMBING CODE. 13) MECHANICAL & VENTILATION REQUIREMENTS PER INTERNATIONAL MECHANICAL CODE. 14) ELECTRICAL REQUIREMENTS, PERMITTING & INSPECTIONS PER STATE OF COLORADO ELECTRICAL BOARD. ELECTRICAL ROUGH -IN APPROVAL IS REQUIRED AT FRAMING INSPECTION. ELECTRICAL FINAL APPROVAL IS REQUIRED PRIOR TO FINAL BUILDING INSPECTION & CERTIFICATE OF OCCUPANCY.
