The legal description of the property is Section: 28 Township: 7 Range: 88 Subdivision: COOPERTON TWNSTE. Block: 8 Lot: 28 THRU Lot: 32 AND Lot: A. Parcel ID 2393-283-08-007 The permit (enclosed) was provided by Garfield County Community Development Department. The subject OWTS consists of one 1000 -gallon, two-compartment Copeland concrete septic tank followed by an 18' x 30' pipe and gravel soil treatment area (STA). The OWTS was sized to accommodate a 3 - bedroom residence. Individual Sewage Disposal System Permit '1582 documents this system. An additional dwelling unit (ADU) with one bedroom is contemplated. The existing residence currently has 2 -bedrooms. The existing OWTS would serve both the existing residence and the proposed ADU. The septic tank is located on the north side of the residence. Both lids were accessible from grade. There no risers added to the septic tank, meaning the inlet of the septic tank is relatively shallow. The new sewer line from the proposed ADU to the existing septic tank must maintain a minimum 2% grade; therefore, this line must remain shallow. Elevations should be established in advance of construction of the ADU. A pump may be necessary. Both inlet and outlet tees were present and accessible from the manhole lids. Liquid levels in the septic tank appeared normal at the time of our inspection. The septic tank was last pumped by B&R 2 years ago. There does appear to be some root intrusion from the surface on the inlet side of the septic tank. The outlet tee is broken on the side. We recommend replacing the broken outlet tee with a new outlet tee with an effluent filter at the time of the next pumping. If installed, this filter must be cleaned annually, or as needed. There were no inspection ports in the STA or access to any component connecting to the STA. There were no signs of surface saturation or failure at the time of the inspection. This evaluation is not a guarantee of future system performance. Recommendations: Replace broken outlet tee with a new tee with an effluent filter. If installed, this filter must be cleaned annually, or as needed. Disclaimer: This inspection is intended only as an evaluation of the present condition of the OWTS based upon what was observed and the Licensed Inspector's expertise in onsite wastewater technology. The Inspector has not been retained to warrant or guarantee the proper functioning of the system for any period of time in the future. Because of numerous factors which may affect the operation of an OWTS, as well as the inability of the Inspector to supervise or monitor the use or maintenance of this OWTS, this report shall not be construed as a warranty by the Inspector that the system will function properly for any particular prospective buyer, and the Inspector disclaims any warranty, either expressed or implied, arising from the inspection of the OWTS or this report.
