Permit #BLRE-04-18-5231 Janusz Plat Notes.pdf Chris I am currently reviewing plans for your new residence to be located at 3644 Highway 82 in Glenwood Springs. However, before we can finalize our review & issue a building permit for your project, there are some items which must first be addressed including: 1. Soils Report - The Structural Engineer references a site specific soils investigation report prepared by HP-Kumar. Please provide our office with a digital copy of this report. 2. Geo-Hazards Report - ln addition to the above referenced soils report, the Janusz Exemption plat notes clearly state that before any building permits can be issued for this property, our office must be provided an Engineering analysis of specific features and/or mitigation measures for items related to steep slopes above or on your property - including rock fall, debris flows, sinkholes & flooding. Please refer to the attached copy of the plat notes, specifically #11 and #t4 as highlighted in yellow, and submit a geo-hazards report as prepared by a Professional Geotechnical Engineer 3. Site Gradins & Drainaee Plan - As described in Plat Note #11 there is also a requirement for a Site Grading & Drainage Plan. This site plan needs to be prepared by a Colorado licensed Professional Engineer and should indicate both existing & proposed topographic contours, property lines & setbacks, etc. as well as addressing site drainage & related geo-hazard mitigation measures (if applicable) as described in ltem #2 above. 4. CMH Homes Letter - Please have your manufactured home supplier, CMH Homes, provide our office with written documentation of the serial number for the unit and verification that it complies with Garfield County's minimum requirements of 40 PSF roof snow load and 115 mph wind load (Ultimate Speed). Although notes regarding these items appear on the plans submitted, plans also identify another customer name - not yours. Our Building lnspectors need to be able to verify model serial number as observed in the field matches up with these minimum building requirements. 5. Basement Level Floor Lavout Plan - ls the basement only intended for use as an unfinished basement? Or will it be finished off as interior space as it relates to this building permit scope of work? Please provide us with more information. 6. Land Use Approval for Accessorv Dwelling Unit - lt is our understanding that you have also currently applied to our dept. for a land use permit allowing an A.D.U. on this property. ls it your intent to utilize the unfinished basement as th¡s future A.D.U. location? lf so, we will condition our approval of your current Building Permit application as requiring all necessary land use approvals and a separate building permit before finishing out the lower basement levelfor use. Contact me if you have any questions about these items. We will place your project in our "Pending Projects File" until we receive the follow-up information as noted above.
