HomeMy WebLinkAboutSupplement 3 Revised Flood Plain Report Amendment 7-13-18 July 13, 2018 Mr. Ernie Gianinetti Gianinetti Family Partnership LLLP 592 Cowen Drive Carbondale, CO 81623 RE: Amendment to Flood Plain Report, Dated May 23,2018 Gianinetti Spring Creek Guest Ranch – Project No. 12021 Dear Ernie: The letter is written as an amendment to the above referenced Flood Plain Report. All information presented in the referenced report shall remain the same unless specifically addressed in the following text. The placement of the FEMA floodplain overlay of the Roaring Fork River area crossing the Gianinetti Spring Creek Guest Ranch has been changed as shown on the attached Amended Vicinity Map and Site Plan. The Lyons Ditch shown on the overlay is in much better alignment with the Ditch depicted on the site plans topographic mapping than presented in the original report. The amended placement of FEMA floodplain overlay on the site plan results in an approximate 0.5 foot increase of the flood plain elevation (FPE) from the FPE presented in the original report. The latest revised site plan also shows the access road plan and profile in the flood plain area and includes the adjusted minimum floor elevations for the proposed event center and cabins. The event center’s minimum finished floor elevation is 6101.5 feet (one foot above the 100-year FPE). The existing post shelter “gazebo” concrete slabs lowest elevation is approximately 0.2 – 0.4 feet above the 100-year FPE. The following amended table summarizes the existing and proposed site improvements and their relationship with the 100-year floodplain boundary and elevation: Mr. Ernie Gianinetti, Gianinetti Family Partnership LLLP Amendment to Flood Plain Report, Dated May 23,2018 Gianinetti Spring Creek Guest Ranch – Project No. 12021 July 13, 2018 Page 2 of 2 Amended Submittal attachments include the following: Vicinity Map (modified) Land Survey Plat (V.1) - includes Legal description, boundary lines & dimensions, property corners & survey monuments, adjacent property lines, existing topography, drainage ways and ditches, edge of river channel, floodway & flood plain boundaries, wetlands, existing vehicle trails, outbuildings, and existing utilities. Site Plan (C.1) - includes property lines in area to be developed, existing topography, water courses, river channel, floodway & flood plain boundaries, wetlands, existing out buildings, proposed event center and cabins with min. floor elevations, improved vehicle accesses, and misc. surface improvements. Floodplain Specific Site Plan C.1A) - includes items specified in above Site Plan, FEMA flood plain mapping overlaid, and an access road profile for section of road serving event center. Water and Utility Plan (C.2) - includes site plan information plus proposed utility improvements along with detailed water system improvements and water demand calculations. OWTS Plan (C.3) - includes site plan information plus design calculations, a layout plan and details for two separate OWTS “septic systems”. The following operation statement shall apply to the Event Center and is included on the site plans EVENT CENTER OPERATION CONDITIONS DURING FLOODS Whenever the Roaring Fork River flood water level is at or above the access road surface elevation adjacent of the event center the following conditions shall be set in place: 1. All event center activity shall cease and the facility vacated. 2. All vehicles shall be vacated from the event center parking area and its access road.
