Application (GAPA-04-18-8632)
Dear Mr. Kinney,
This letter is provided to you, as the authorized representative for Garfield County File GAPA-o4-
1g-g632, pertaining to a Land Use Change Application for an Accessory Dwelling Unit (ADU). The
property is at 313 Cerise Ranch Road, Carbondale, CO 81623 w¡thin the Cerise Ranch Subdivision
and is known by Assessor's parcel No. 2391-321-02-051. This letter is notification that your Land
Use Change Request has been reviewed by the Community Development Department and the
Director hereby issues a determination conditionally approving the request. The conditions of
approval are as follows:
1. All representat¡ons of the Applicant contained in the Application submittals shall be
conditions of approval untess specifically amended or modified by the conditions
contained herein.
Z. The Applicant shall comply with Add¡tional Standards for Residential Uses contained in
Section 7-71L,Accessory Dwelling Units, of the Land Use and Development Code of 2013,
as arnended.
3. The ADU shall be subject to all Garfield County Building Code Requirements. The property
owner shall obtain alinecessary Garfietd County Building Permits for modifications and/or
expansions to the proposed ADU structure'
4. All exterior lighting shall be downcast and shielded and comply with Section 7-304,
Lighting Standards, of the Land Use and Development Code of 2013, as amended.

4. The Applica¡¡t will maintain compliance with and meet any provisions of the Will Serve
letter from Mid Valley Metropolitan District including payment of tap fees prior to
issuance of a building permit.
Notice of this decision will be provided to the Board of County Commissioners who has the ability
to 'call-up'the application for review at a public hearing. You will be notified of the Board decision
once it is received or upon expiration of the 10 day notice period (June 8th, 2018).
