1) ALL WORK SHALL COMPLY WITH THE 2015 INTERNATIONAL RESIDENTIAL CODE (I.R.C.)
AND 2009 INTERNATIONAL ENERGY CONSERVATION CODE (I.E.C.C.)
2) IMPROVEMENTS ARE SUBJECT TO ALL APPLICABLE ITEMS CONTAINED IN THE ATTACHED
"GARFIELD COUNTY BUILDING REQUIREMENTS". NUMBERED REFERENCES AS NOTED
ON PLANS REFER TO SPECIFIC ITEMS ON THIS LIST.
3) THE BUILDING PERMIT FOR THIS DETACHED GARAGE SPECIFICALLY DOES NOT INCLUDE
APPROVAL OF UPSTAIRS "UNFINISHED STORAGE LOFT" AS CONDITIONED OR FINISHED
SPACE. SUBSEQUENT INTERIOR FINISH AND/OR USAGE OF THE UPSTAIRS STORAGE
AREA AS CONDITIONED INTERIOR SPACE WILL REQUIRE AN ADDITIONAL BUILDING
PERMIT.
4) IF THE UPSTAIRS STORAGE LOFT IS EVENTUALLY INTENDED FOR USE AS AN ACCESSORY
DWELLING UNIT, THEN A LAND USE CHANGE PERMIT WILL BE REQUIRED PRIOR TO
ISSUANCE OF THE BUILDING PERMIT AS PER GARFIELD COUNTY'S CURRENT LAND USE
AND DEVELOPMENT CODE. OTHER BUILDING CODE REQUIREMENTS MAY ALSO APPLY:
EGRESS WINDOWS AT UPSTAIRS BEDROOMS, ENCLOSURE OF STAIRWAY, SEPTIC
SYSTEM CONNECTION, ETC.
5) USE OF THE UPSTAIRS STORAGE LOFT AS A SLEEPING AREA OF ANY KIND IS EXPRESSLY
NOT ALLOWED, BECAUSE IT DOES NOT COMPLY WITH I.R.C., SECTION R302.5.1
6) OPEN -HOLE SOILS REPORT REQUIRED AT FOOTING INSPECTION, 2000 PSF.
7) ELECTRICAL PERMITTING AND INSPECTIONS BY COLORADO STATE ELECTRICAL BOARD.
ELECTRICAL ROUGH -IN APPROVAL IS REQUIRED AT FRAME INSPECTION. ELECTRICAL
FINAL APPROVAL IS REQUIRED FOR FINAL INSPECTION & CERTIFICATE OF OCCUPANCY.
