HomeMy WebLinkAboutCorrespondenceMidland Point Design Review Committee Gaylord Residence, Midland Point Lot M9 Meeting Date: April 4th, 2018 Owner Representatives: Ritter Gaylord, Tim Hagman Others present: Robin Chatmas, Aimee Conrardy, Bill Rose, Eric Chacos At the Final Design Approval meeting, there were three items discussed that carried over from the preliminary meeting: - The front street facing garage - The lower roof pitch (under minimum guidelines) Shared drainage with the neighbor to the South, Tim Hagman It was decided that these would all be given special exemption to the guidelines. For the front facing garage, there are natural grading issues that make it difficult to enter from the side. Special attention needs to be paid to the garage doors and the landscaping from the street to screen the doors. The lower pitch porch roof will also be allowed. If the roof was taller (steeper pitch) it would be difficult to have functional street facing windows. If it was shallower, it would be flat and the neighborhood would be looking at a hot tub on the second floor porch. As for the shared drainage, it is ideal to work with the neighbor instead of having two parallel drainage swales. While it is ideal to have it shared, it can become complicated if fences or landscaping becomes an issue between neighbors. Even if the current neighbors agree on how this is dealt with, future neighbors may not. While the neighborhood DRC is okay with the shared drainage solution, it would be best to have a shared agreement that can be passed to future homeowners. The sample board was not submitted other than the following: Split river rock (photo supplied) Stucco to be 2 shades of sage green (needs to be clarified where the 2 shades are used, as well as actual samples supplied) Metal at base and garage doors to be rusted corrugated or darker color such as on location of former Town Restaurant (needs to be confirmed on actual sample board) Pella Pro -line 450 black windows Black Asphalt (needs actual manufacturer and color to be confirmed) roofing Corrugated (rusted) or metal as previously mentioned on base (needs to be confirmed) While none of the materials are controversial, actual colors and materials need to be finalized. The sample board needs to be at the site as soon as possible for final approval by neighbors Eric Chacos, Bill Rose and Rory Rehbeck. A cut sheet of an exterior light fixture also needs to be submitted. This needs to be a Dark Sky approved fixture. A landscape plan also needs to be submitted. While this letter can serve as an approval to submit for a Garfield County Permit application, the sample board, Tight fixture and landscaping needs to be resolved before site work has started. Before any construction commences, DRC approval of these items is required. Please keep the DRC informed on construction schedule intentions. Any grading within Lot 10 shall taper to meet existing grade at a slope no greater than 3:1 ( 3 ft. horizontal to 1 ft. vertical ), per the Midland Point Guidelines. Any encroachment or damage to Lot 10 beyond 5 ft. will need to be restored or repaired to its present existing condition. Please let me know that you both agree to this, thanks.
