FOLLOWING IS A LIST OF ITEMS TO BE COMPLETED OR REVISED UNDER A
NEW BUILDING PERMIT TO BRING THE EXISTING BUILDING INTO COMPLIANCE
WITH THE CURRENT IBC CODES.
ALL CONSTRUCTION TO MEET ALL APPLICABLE BUILDING CODES.
CONTRACTOR AND OWNER TO VERIFY ALL DIMENSIONS AND CONDITIONS ON
THE SITE.
1) REMOVE ALL SECOND FLOOR RESIDENTIAL USES TO INCLUDE THE
REMOVAL OF ALL FURNITURE, KITCHEN FACILITIES AND EXISTING BATHROOM
AND FIXTURES. ALL SECOND FLOOR PLUMBING TO BE REMOVED AND
CAPPED, AS REQUIRED.
2) REMOVE THE EXISTING STAIRWAY TO THE SECOND FLOOR LOCATED IN
THE NORTHEAST CORNER OF THE BUILDING. LEAVE IN-PLACE THE EXISTING
STAIR OPENING. THE EXISTING SECOND FLOOR WILL NOT BE USED, EXCEPT
FOR LIGHT STORAGE, ACCESSIBLE ONLY BY LADDER OR FORK LIFT FROM THE
EAST SPACE OF THE BUILDING.
WEST SIDE SPACE
1) REMOVE AND REPLACE THE EXISTING STAIR TO THE MF77ANINE LEVEL
OFFICE SPACE. THE NEW STAIRS TO HAVE 15 RISERS @ 6 718" EACH AND 14
TREADS @11" EACH. PROVIDE NEW HANDRAILS ON EACH SIDE OF THE STAIR,
MOUNTED AT 34" TO 38" ABOVE THE STAIR NOSING. EXTEND THE HANDRAIL
PAST THE TOP AND BOTTOM RISERS 12" AND CONTINUE TO SLOPE FOR THE
DEPTH OF ONE TREAD BEYOND THE BOTTOM RISER. RETURN ENDS TO THE
WALL. REMOVE THE EXISTING DOOR AND FRAME AT THE TOP OF THE STAIRS.
2) POWER VENT THE EXISTING BOILER FLUE OR EXTEND THE EXISTING
BOILER FLUE ABOVE ROOF, MINIMUM 24" ABOVE THE ROOF LINE WITHIN 10'
OF THE RIDGELINE.
3) REMOVE THE EXISTING SHOWER IN THE EXISTING RESTROOM. REMOVE
THE EXISTING LAVATORY SINK AND CABINET. INSTALL NEW SINK WHERE THE
EXISTING SHOWER IS LOCATED. PROVIDE NEW FRP OR CERAMIC TILE ON
ALL WALLS ADJACENT TO THE WATER CLOSET AND EXTEND 48" ABOVE THE
FLOOR. PROVIDE NEW GRAB BARS AT THE SIDE AND REAR OF THE WATER
CLOSET. SEE ATTACHED NOTES FOR DETAILS. RESTROOM TO BE
ACCESSIBLE AND MEET ALL ADA AND ICBG REQUIREMENTS. A MINIMUM
CLEAR SPACE OF 30"X48" IS PROVIDED FOR THE LAVATORY AND WATER
CLOSET.
4) PROVIDE NEW HEADER OVER THE 4'-2" WIDE OPENING IN THE EXISTING
CENTER BEARING WALL. THE HEADER TO BE MINIMUM (3) 2"X10" NO. 2
DOUGLAS FIR OR (2) 1 3/4"X9'/2" MICRO -LAM.
PROVIDE NEW 4068 DOOR IN THE EXISTING OPENING WITH DEADBOLT LOCK.
5) PATCH/REPAIR, REPLACE OR PROVIDE DRYWALL WHERE REQUIRED.
DRYWALL TO MATCH EXISTING OR BE 5/8" TYPE "X" DRYWALL.
EAST SIDE SPACE
1) REMOVE THE EXISTING DOOR TO THE RESTROOM AND REPLACE WITH A
NEW 3068 DOOR, TO SWING OUT. PROVIDE NEW HEADER OVER THE DOOR AS
REQUIRED.
2) PROVIDE NEW FRP OR CERAMIC TILE ON ALL WALLS ADJACENT TO THE
WATER CLOSET AND EXTEND 48" ABOVE THE FLOOR. PROVIDE NEW GRAB
BARS AT THE REAR OF THE WATER CLOSET OR AS POSSIBLE. SEE ATTACHED
NOTES FOR DETAILS. RESTROOM TO BE ACCESSIBLE AND MEET ALL ADA AND
ICBG REQUIREMENTS AS MUCH AS POSSIBLE. A MINIMUM CLEAR SPACE OF
30"X48" IS PROVIDED FOR THE LAVATORY AND WATER CLOSET.
3) REMOVE THE EXISTING LANDING AT THE REAR ENTRANCE DOOR.
REPLACE THIS LANDING WITH A NEW MINIMUM 48" WIDE BY 44" DEEP ( IN
DIRECTION OF TRAVEL) REINFORCED CONCRETE STOOP, LEVEL WITH THE
TOP OF THE EXISTING INTERIOR SLAB. PROVIDE CONCRETE STEPS UP TO
THE STOOP WITH A MAXIMUM OF 7" RISERS AND MINIMUM 11" TREADS.
PROVIDE HAND RAILS ON EACH SIDE AS REQUIRED.
4) PATCH/REPAIR, REPLACE OR PROVIDE DRYWALL WHERE REQUIRED.
DRYWALL TO MATCH EXISTING OR BE 5/8" TYPE "X" DRYWALL.
GENERAL NOTES
A NEW ELECTRICAL PERMIT SHALL BE APPLIED FOR.
THE STATE ELECTRICAL INSPECTOR SHALL INSPECT AND APPROVE ALL
WIRING, OUTLETS AND LIGHTS.
SEE OWNER FOR ELECTRICAL PLAN AND REQUIREMENTS.
HANDICAP RESTROOM NOTES
1) RESTROOM AND ACCESS TO MEET ALL IBC AND AMERICANS WITH DISABILTIES ACT
FOR HANDICAP REQUIREMENTS. CONTRACTOR TO REVIEW AND FOLLOW THESE
REQUIREMENTS AS REQUIRED.
2) PROVIDE GRAB BARS ON SIDE AND BACK OF TOILET STOOL AS SHOWN, SECURELEY
ATTACHED, 33" TO 36" ABOVE AND PARALLEL TO THE FLOOR. SIDE GRAB BAR TO BE MIN.
42" LONG WITH THE END POSITIONED 24" IN FRONT OF THE STOOL. GRAB BAR AT THE
BACK TO BE MIN. 36" LONG. GRAB BARS SHALL HAVE AN OUTSIDE DIAMETER OF NOT
LESS THAN 1 %: OR MORE THAN 1 1/:" AND SHALL PROVIDE A CLEARANCE OF 1 '/2"
BETWEEN THE GRAB BAR AND ADJACENT SURFACE. PROVIDE BLOCKING IN WALLS
FOR GRAB BAR ATTACHMENT.
3) A VERTICAL GRAB BAR 18 INCHES IN LENGTH SHALL BE MOUNTED WITH THE BOTTOM
OF THE BAR LOCATED 39 INCHES MINIMUM TO 41 INCHES MAXIMUM ABOVE THE
FINISHED FLOOR, AND WITH THE CENTERLINE OF THE BAR LOCATED 39 INCHES TO 41
INCHES MAXIMUM FROM THE REAR WAIL.
4) EXCEPT FOR THE PROJECTION OF BOWLS AND WASTE PIPING, A CLEAR UNOBSTRUCTED
SPACE 30" IN WIDTH, 29" IN HEIGHT AND 17" IN DEPTH, SHALL BE PROVIDED UNDER
LAVATORY. LAVATORIES SHALL BE MOUNTED WITH THE RIM OR COUNTER NO HIGHER
THAN 34" ABOVE THE FINISHED FLOOR.
5) MIRRORS SHALL BE INSTALLED SO THAT THE BOTTOM OF THE MIRROR IS WITHIN
40" OF THE FLOOR.
6) ELECTRIC HAND DRYERS, TOWEL AND DISPOSAL FIXTURES, IF PROVIDED, SHALL
BE ACCESSIBLE TO THE HANDICAPPED AND INSTALLED WITHIN 40" OF THE FLOOR.
TOILET PAPER DISPENSER SHALL BE MINIMUM 19" ABOVE THE FLOOR.
7) URINALS SHALL BE STALL TYPE OR WALL HUNG (IF PROVIDED) WITH AN ELONGATED
RIM AT A MAXIMUM OF 17" ABOVE THE FINISHED FLOOR. A CLEAR SPACE 30" WIDE
BY 48" DEEP SHALL BE PROVIDED IN FRONT OF THE URINALS. FLUSH CONTROLS
SHALL BE HAND OPERATED OR AUTOMATIC AND SHALL BE MOUNTED NO MORE
THAN 44" ABOVE THE FINISHED FLOOR.
8) THE HEIGHT OF THE WATER CLOSETS SHALL BE 17" TO 19", MEASURED FROM THE

9) RESTROOM FLOORS SHALL HAVE A SMOOTH, HARD, NON-ABSORBENT SURFACE SUCH
AS CONCRETE OR TILE, WHICH EXTENDS UPWARD ONTO THE WALLS AT LEAST 6".
10) WALLS ADJACENT TO AND WITHIN 2 FEET OF URINALS AND WATER CLOSETS SHALL
RECEIVE CERAMIC TILE OR EQUAL, TO A FINISHED HEIGHT OF 4'-0" ABOVE THE
FINISHED FLOOR.
11) ALL EXPOSED HOT WATER PIPES TO BE INSULATED.
12) PROVIDE GOOSENECK FAUCETS WITH AERATOR AND 4" WRIST HANDLES ON ALL
LAVATORY SINKS.
13) PROVIDE DUROCK CEMENT BOARD OR EQUAL IN ALL AREAS TO RECEIVE CERAMIC
TILE.
14) VERIFY ALL DIMENSIONS AND CONDITIONS ON SITE.
15) PROVIDE EXHAUST FANS OR MECHANICAL VENTILATION IN ALL BATHROOMS AS
REQUIRED.
DRINKING FOUNTAIN NOTES
ALL DRINKING FOUNTAINS OR WATER COOLERS SHALL MEET ALL IBC AND ADA ACCESSIBLE
REQUIREMENTS.
SPOUTS SHALL BE NO HIGHER THAN 36 INCHES MEASURED FROM THE FLOOR OR GROUND
SURFACES TO THE SPOUT OUTLET.
THE SPOUTS OF DRINKING FOUNTAINS AND WATER COOLERS SHALL BE AT THE FRONT OF
THE UNIT AND SHALL DIRECT THE WATER FLOW IN A TRAJECTORY THAT IS PARALLEL OR
NEARLY PARALLEL TO THE FRONT OF THE UNIT. THE SPOUT SHALL PROVIDE A FOLOW OF
WATER AT LEAST 4 INCHES HIGH AS TO ALLOW INSERTION OF A CUP OR GLASS UNDER THE
FLOW OF WATER. ON AN ACCESSIBLE DRINKING FOUNTAIN WITH A ROUND OR OVAL BOWL,
THE SPOUT MUST BE POSITIONED SO THE FLOW OF WATER IS WITHIN 3 INCHES OF THE
FRONT EDGE OF THE FOUNTAIN.
UNIT CONTROLS SHALL BE FRONT MOUNTED OR SIDE MOUNTED NEAR THE FRONT EDGE.
