At your request 1 have performed a visual inspection and evaiio:ation of the Carriage douse., avid the. Bridal
"louse Structures and offer the following dtt1 ails.
Design' criteria used in this evaluation.
Wind 90mph, Exp. 13
Roof Snow Load — 40 psf.
Subsurface soils information is presented in the report by HP -Kumar dated 29 Juane 2017 indicating a
minimum soil bearing value of 1,500 psf resting on the natural undisturbed) soils. Frost protection depth is
36".
These s=tructures are purported to have been constructed in the late 1970's indicating that they have been in
serviee for almost 40 years. Except for the floor slabs, the issues outlined below are not structurally affected •
by occupancy change. The slab -on -grade construction is adequate foT the floor load of 100 psf as indica-ted
by the 2015 IBC, Tattle 1607.1, "Other Assembly Areas" for the Carriage Nouse.
Per structure details see drawings by Red Barn west House, LLC. This evaluation is based upon these
rawings.
For all of the referenced structures there is the issue of frost protection for the foandaatiora. The goetech ical

Meet this requirement. In order}to teat the frost protection requirement for the foundation the addition

the -food -op will be required, However, since these strineti res have been in place for almost :10 years, and no
signs of frost heave could be identified from a visual inspection, adding thLL insulation may be of questionable
value. -
Carriage -House:
The. Carriage House consist, of a wood frame structure with 2x4 at 16" ole stud walls and wood roof trusses
constructed Of DF 2 S4S hip:ibe''. The superstructure is enclosed on the north, south and west sides, with . _ie.

east side principally open. The foundation consists or a 4" nom. concrete slab -on -grade, an 8" wide x 16" deep
stens wall, and spread footing approx. 10" thick and 20" wide. The bottom of the footings are only 20-24"
below finished grade.
The roof trusses appear to be in good condition with struts installed along the west wall for lateral stability
and also add a tie connection to the wall. The trusses on the east wall do not have mechanical hurricane ties
which should be installed at each truss/wall connection. Simpson H8 ties can be installed on the outside or
inside of the wall and attached to the truss top chord and the supporting beams. Knee braces have been added
to the columns along the east wall providing additional lateral stability.
This structure was analyzed for the conditions and loads referenced with the following results.
1. The wood roof trusses are adequate for the applied loads. Simpson H8 Hurricane ties will need to be
installed as outlined above.
2. The framed walls are adequate for the applied loads.
3, The foundation as defined is adequate for the applied loads and soil bearing value.
A visual inspection of this structure indicated no signs of deflections or subsidence, and the visible wall
coverings exhibited no signs of excessive cracking or movements. in general, the structure appears to be stable
and in good condition for its age and type of construction.
Frost protection for this structure that is primarily open and unheated will be difficult at best. Although
general geotechnical frost depths are below minimums, the structure does not appear to have experienced any
frost have.
Guest House.
The Guest House consists of a wood frame structure with 2x4 at 16" o/c stud walls and wood roof
rafter/trusses constructed of DF #2 S4S lumber with a concrete S.O.G.. A visual inspection of this structure
indicated no signs of deflections or subsidence, and the visible wall coverings exhibited Ito signs of excessive
cracking or movements. In general, the structure appears to be stable and in good condition for its age and
type of construction.
This structure was analyzed for the conditions and loads referenced with the following results.
1. The wood roof trusses will need to be modified as shown on the drawings by the addition of 6x12 DFL1
beams under the collar tie trusswork, and a 13'-2" max, span. Posts supporting the beam ends shall
rest on concreet footing pads 10" deep and 24" square with (3) #5 bars F.W.
2. The framed walls are adequate for the applied loads.
3. The foundation as defined is adequate for the applied loads and soil bearing value,
Bridal House.
The Bridal House consists of a wood frame structure with 2x4 at 16" o/c stud walls and wood roof rafters
constructed of DF #2 S4S lumber with a concrete S.O.G.. A visual inspection of this structure indicated no
signs of deflections or subsidence, and the visible wall coverings exhibited no signs of excessive cracking or
movements. 1n general, the structure appears to be stable and in good condition for its age and type of
construction.
This structure was analyzed for the conditions and loads referenced with the following results.
1. The wood roof rafters will need to be braced to reduce the current spans as shown on the drawings.
This additional bracing will act as truss web members and shall be connected such that load transfer
if achieved.
2, The framed walls are adequate for the applied loads,
