But, I wanted to let you know that there are several plat not requirements that must be satisfied before we can review & issue the building permit including the following items which all need to be prepared and certified by Colorado licensed Professional Engineer: (A) site specific soils report (B) septic system design (C) site grading and drainage plan One additional clarification is also needed: On the site plan (Sheet A1.1) there is a building footprint shown below the new residence (near the bottom of the sheet). Is this structure intended to be built or is this simply an erroneous inclusion that should not be illustrated on this drawing? The engineered site grading/drainage plan is a plat note requirement of the Steele Subdivision Exemption and it is therefore a legal requirement in which we don't have any discretion. It's similar to an issue that previously came up on a house you designed up at Four Mile Ranch. With regards to the civil engineer requirement, is that because of the slope? However, as noted previously with issuance of the Grading Permit for your project, we will not be able to issue permits until we have received a Site Grading & Drainage Plan as prepared by a Colorado licensed Professional Engineer in accordance with the amended final plat. In addition to this specific plat note requirement, anytime someone builds on lots steeper than 20% in Garfield County an Engineered site plan and/or report is required (see attached requirements for Slope Development excerpted from the Land Use & Development Code). The existing site grades adjacent to your proposed home exceed 30% and there are portions of your building site that actually exceed 40%. You are also required to have an Engineered septic system design and we have not received a copy of the Engineer's design. Please provide this information to our office at your earliest opportunity, and we will place your project in our "Pending" files until these requirements have been met.
