Subject: Valley View Village Lot 47 - Minor Subdivision - Referral Request
Hello,
The Garfield County Community Development Department has received an application for an Administrative
Review Minor Subdivision to allow the subdivision of a 7.993 acre parcel (existing Lot 47 of Valley View Village) into two
(2) parcels of 6.381 acres (proposed Lot 47B), and 1.607 acres (Proposed Lot 47A). Both lots are proposed to be served
with water and sewer by the Battlement Mesa Metro District. Development is currently proposed for Lot 47A (Dollar
General) while no development is currently identified for proposed Lot 47B. Access for Lot 47A is proposed off Stone
Quarry Road while access to Lot 47B is proposed off both Stone Quarry Road and Valley View Drive. Attached is the
Referral Form regarding this application. Please open and read it for instructions on accessing a digital version of the
application. Your comments are an important part of the evaluation process. In order to review all appropriate agency
comments and incorporate them into the staff report, we request your response by August 14, 2018.

Check with your architect. If it just a wall covering, it can be combustible. If it is a facade it could be heavy timber and
fire retardant treated wood. I believe the hardi plank would work.
It should comply with Chapter 6 Type II B construction 2015 IBC

Mr. Andy,
We are in the process of looking at alternatives to the material we had planned on using for the fagade of the
building. Are there any materials that are not allowed or are discouraged for use in the area? One material we are
looking at is hardi plank. The change is being looked at due to the problem of applying stucco in cold weather. Any
suggestions you may have are greatly appreciated.

As discussed, Pinnacle will be supplying roof insulation with an R-38 value as well as R-5 thermal blocks. We
will supply R-13 wall insulation.

Hi Andy: They were approved with conditions on October 1st. We met yesterday to go over the conditions and review
the draft plat. They are working on their conditions of approval and are circulating the plat for signatures. Their hope is
to have the plat on the BOCC consent agenda for 11/5/18. They are making progress but also have a lienholder issue
that they are planning to resolve prior to final approval of the plat.
We need to hold the permit until the plat is recorded. That is the latest update. Thanks for checking in. Glenn.
