ln accordance with and pursuant to prov¡sions of the Garfield County Land Use and
Development Code, as amended, the following activity is hereby authorized by Land
Use Change Permit:
An Accessory Dwetling Unif as shown on the Site PIan Attached as Exhlbit "A"
(GAPA-06-18-8656)
This Land Use Change Permit is issued subject to the condltlons contained in the
Dlrector's Determination letter dated September 17,2A18 (Exhibit B) and shall be valld
only during compliance with such conditions and other appllcable provisions of the
Garlield County Land Use and Development Code, as amended, Building Code, and
other regulatlons of the Board of County Commissioners of Garfield County, Colorado.

Conditions Prlor to lssuance of the Land Use Change Permit:
t. prior to issuance of the Land Use Change Perm¡t, the Applicant shall provide a new well perm¡t that has
been approved by the Divlslon of Water Resources to allow for an addltionalsingle family use.
Z. prlor to issuance of the Land Use Change Permit, the Applicant shall submit a pump test that meets the
standards in Section 4-203(MXlXbXSXal. The pump test shall include representation by a qualified
professional that the pump rate Ìs adequate fur the proposed use.
3. prior to issuance of the Land Use Change Permit, the Applicant shall submit a water quality test that meets
rhe standards ln Section 4-203(MXlXbl(5Xc). The water quality test shall include representat¡on by a
quafified professional that the water quality meets the County's primary drinking standards.
4. pr¡or to issuance of the Land Use Change Permit, the Applicant shall obtain a current t¡tlê commitment
identifying any easements or encumbrances on the property, lf any easements are foun4 the Applicant will
then be requlred to obtaln an updated lmprovement Locat¡on Certlficate showlng the location of said
easements and conflrming that they do not conflict wlth the proposed leach field, access driveway and
bullding footprint.
Operational Conditions:
5. All representat¡ons of the Applicant contalned in the Applicatlon subm¡ttals shall be conditions of approval
unless specifìcafly amended or modifÌed by the conditions contained herein'
6. Any and all construction associated with the ADU including but not llmited to building footprint, access
driveway and leach field shall not infringe upon any existíng access easements, ditches, orwetlands on the
subject property.
7, At time of building permit application, the Appl¡cant shall submit the subsurface investþtion and an
engineered design for the onsite wastewater treatment system (OWTS).
B, At time of building permit, the Appllcant shall obtaïn a drlveway permlt from Garfìeld County Road and
Bridge forADU access.
9. At time of building permit, the Applicant shall work with Garfleld County Vegetatlon Management to
complete a weed management Plan.
10. The Applicant shall comply with Additional Standards for Residential Uses conta¡ned ln Section 7t01,
Accessory Dwelling Un¡ts, of the Land Use and Development Code of 2013, as amended.
11. The ADU shall be subject to all Garfield County Building Code Requirements. The property owner shall
obtain all necessary Garfìeld County Building Permits for modifications and/or expansions to the proposed
ADU structure.
12. TheApplicantshallcomplywithallapplicablegradinganddrainagerequ¡rementsattimeofbuildingpermit.
13. All exterior fighting shall be downcast and shielded and comply w¡th Sectlon 7-304, L¡ght¡ng Standards, of
the Land Use and Development Code of2013, as amended,
