3. 10 Coarutnate with plumbing subcontractor to achieve cotnpieie ani operational
systems; Consult owner for desired fixtures & fittings in locations as shown at plans.
Provide min. 2 exterior hose bibbs, located by owner.
CONSTRUCTION NOTES
'1. All dimensions shown to face of stud or concrete stem. Foundation footing and steins
in size and thickness shown with full coverage bituminous moisture barrier at soil
exposed surface.
\ 2. Floor framing of 2 x 10's at 16" o.c. with 3/4' T&G plywood sheathing throughout;
nailing @ 6" o.c. all edges, 12" o.c. field, fully blocked. joists span -.between top
bearing ledger at inside of stems to top bearing center floor beams. See
Foundation/framing plan, sheet 54. Provide min. R-19 batt insulation at floor
adjacent to unheated crawl space.
3. Exterior walls of 2x6 frame with 1/2'' plywood sheathing min 4' each way at comers;
1/2" plywood or composition board (celotex ) sheathing elsewhere. Provide min.
R-19 batt insulation with full coverage vapor barrier at all exterior wall surfaces.
Interior walls of 2x4 studs, 16" o.c. typical, uninsulated.
4. Roof framing of pre -manufactured trusses with 5/8" plywood sheathing nailed
@ 6" o.c. edges, 10'" o.c. field. Provide R--30 batt insulation at bottom chord; install
continuous vapor barrier at ceiling side of bottom chord. Finish roofing of Propane!
metal roofing over bituthene membrane min. 3'-0" upward from all eaves and 310'
each way at all ridges and valleys Provide louvered and screened vents at gable
ends where shown and soffit vents at all eaves. Also provide min. 22" x 30" attic
access scuttle with min. 30" head clearance.
FINISH NOTES:
1. General: Exterior siding of 8" masonite shiplap siding with corner trim, window and
door trim by siding contractor. Roof finish of pre -finished metal, color selected by
owner; Eave details ane deck guardrails as per general contractor's instruction.
2. Windows: Wood frame sash with 5/8" isulated glazing (Weathershield or equivalent)
in fixed or operating panels as shown; use tempered glazing within 18" of floor.
3. Exterior Doors - Wood frame with thermal core metal door at entry and family room
exterior locations; All other exterior doors wood frame sliding glass by window
manufacturer. Contractor and owner to concur to select manufacturer; adjust all-
window/door rough openings per manufacturer's dimensional requirements.
4. Interior Doors - Hollow or solid core flush panel as noted, species as selected by
owner. Provide rated door & wood frame where noted. Adjust interior door
R.O./door height to match trim line at manufactured exterior doors.
ROOM FINISHES :
1. Walls & ceilings - to receive 1/2' gyp. wall board except at utility room (5/8" type 'X'
at all walls and ceiling this room only). Provide water resistant "greenhoard" at any
areas exposed to moisture. All surfaces prepped & sanded for paint. Provide
standard wood baseboard all rooms.
-2. Floorings - Carpet on pad or sheet vynil flooring as shown on plans, colors selected
by owner.
Cabinets - Owner to select cabinets and appliances.

A dwelling unit, being defined as one or more rooms in a dwelling occupied by one (1) family
living independently of any other family. A family is one (1) or more persons occupying a
dwelling unit.
It is agreed, that the County will be given the right to request the removal of certain
appliances from rooms of the residential structure, if necessary to ensure compliance with this
agreement.
