This property is located at Roaring Fork Mesa, Filing #2 and the address is 42 Wader (parcel ID No. 239319401054). The original residence was built in 2006 and our records indicate that an automatic fire sprinkler system was not required at that time. However, when calculating square footage of the total fire area for this proposed addition with currently proposed plans (which also show the existing residence) my floor area calculations exceed the 6,200 max. SF requirement for Aspen Glen lots which are located on the west side of Roaring Fork River — per your letter dated August 20, 2003. Although the proposed addition is only 410 SF in size, I thought I should check in with you to see if the following breakdown of project size is relevant to whether or not the home will be required to have fire sprinklers. FIRE AREA SUMMARY: Residence 5,400 S.F. (includes Existing + New Addition) Garage 750 Covered Wood Decks 540 TOTAL FIRE AREA 6,690 S.F. *Does not include 700 S.F. covered patios below covered wood decks At this time, we will proceed with issuance of a building permit for the new addition, but we will place a condition of approval on our building permit issuance requiring the Applicant to resolve this issue with the local Fire District. For your convenience, I have also copied the Architect—Jeffrey Hancox — on this email correspondence to better facilitate communications on this issue.
