Dave Argo From: Dave Argo Sent: Tuesday, February 5, 2019 5:11 PM To: 'palmerarch@gmail.com' Cc: Tricia Parish Subject: Levine Residence - Permit #BLRE-01-19-5613 Warren: I am currently reviewing plans for a new S.F. Residence to be built at Aspen Glen — Filing 8, Lot S-8 located on Saddleback Road. Before we can finalize our review and issue a building permit there are a couple of items that must first be addressed: 1. Sheet A8 (building section) is missing from the plan set submitted to our office. Please submit (2) full-size copies for insertion into the plans. 2. New Proposed Building Envelope is shown on a drawing prepared by Tuttle Surveying, but there is no indication on this (or other plans) as to the dimensional relationship between this amended Building Envelope and the perimeter edge of all roofs at the building. We require submission of a dimensioned plan clearly indicating that the edge of roofs are completely contained within the proposed Building Envelope before we can approve these plans for a building permit. Please have your Engineer/Surveyor overlay the full extents of the roofs onto the Building Envelope with dimensions provided to the entirety of roof extents and submit (2) copies to our office for review and approval. Thank you for your assistance with these items. Dave Argo Plans Examiner C. Gurfielc! The only representation we see is a plan view on the Landscape Plan and this indicates that spa will be located outside of Building Envelope. Will this simply be a manufactured spa sitting on a slab, or will it be a custom gunite or shotcrete type in -ground spa? What is height of the adjacent boulder retaining walls? Is there any type of structural surround at the spa? Thanks in advance for providing us with additional clarification on this item. Dave Argo Plans Examiner le. I am having the drainage plan printed and will bring the drawings requested to you this afternoon. The deck is a water -proof deck to protect the LVL's. The composition would be LVL's, with plywood deck and water proof membrane, a floating deck of 2x Trex duck boards and 2x Trex deck boards. The duck boards will be running parallel to the LVL joists and to allow for pitched drainage to the south. The south end of deck would have a continuous gutter drained to grade. It sounds like the only missing item from a plan review standpoint by the Building Dept. is the drawing from Jeff Tuttle illustrating roof edge dimensions off the new Building Envelope, and we will look to receive that after Jeff returns to the office. As I told Sherry with Woodstone Homes earlier today, we'll need to have the BOCC sign -off on the Amended Final Plat before we can issue a building permit. But we should be able to do that quickly once that approval is finalized at an upcoming BOCC meeting. Dave Argo Plans Examiner C't: .
