SPECIAL WARRANTY DEED
THIS DEED, is made this2'day of February, 2019, between CHRISTOPHER I. GRANGER
and MARTHA S. GRANGER ("Grantor"), of the County of Fairfax and State of Virginia, and
DANIEL M. MILLER and DONNA L. MILLER, as Joint Tenants with right of survivorship
("Grantee"), whose address is 2539 S. Saint Paul Street, Denver, CO 80210.
WITNESS, That the Grantor, for and in consideration of the sum of Ten Dollars and other good
and valuable consideration, the receipt and sufficiency of which is hereby acknowledged, has
granted, bargained, sold and conveyed, and by these presents does grant, bargain, sell,
convey, and confirm, unto the Grantee, its successors and assigns forever, all the real property,
together with Improvements, if any, situate, lying and being in the County of GARFIELD, State
of Colorado, described as follows:

TOGETHER with all of Grantor's rights, title and interests in and to all reversions, remainders,
rights, privileges, easements, rights-of-way, appurtenances, licenses, tenements and
hereditaments appertaining to or otherwise benefiting or used in connection with such land,
including without limitation any and water, mineral and surface rights appurtenant to the land,
and all rights to extract any of the same, and all of Seller's right, title and interest, in and to any
strips of land, streets and alleys abutting or adjoining the land, including all easements
benefitting the land including easements for access, vehicular and pedestrian ingress and
egress and utilities; all of Seller's rights and interests in and to all certificates, permits, licenses,
variances, warranties, consents and other benefits in and to or with respect to any of the
foregoing; all of Seller's right, title and interest in and to the development rights and entitlements
pertaining to the land, including available allocations of water and sewer taps, if any, and other
rights to have the land served with utilities, as applicable, and all approvals, consents,
entitlements or permits to use, occupy, improve or develop any portion of the land, and any pre-
paid systems development, fees, water resource fees, drainage fee credits and water rights
affecting the land;
o TO HAVE AND TO HOLD the said premises above bargained and described unto the Grantee
their successors and assigns forever. The Grantor, for itself and its successors and assigns,

does covenant and agree that it shall and will WARRANT AND FOREVER DEFEND title to the
above -bargained premises in the quiet and peaceable possession of the Grantee, their
successors and assigns, against all and every person or persons claiming the whole or any part
thereof, subject only to general real estate taxes and assessments for calendar year 2019, a
lien not yet due and payable, and those items identified on Exhibit A, attached hereto.
