On Thursday March 14, 2019 I visited the Special Use Permitted, Guest Residence located at
12746 Highway 82, Carbondale, Colorado 81623. The purpose of the visit was to verify that the
residence was built to the floor plan dimensional direction of the original drawings approved
by the Garfield County Building Department. The last recorded drawings I possess are dated
September 14, 2007 and stamped "For Bid Use Only". These drawings could have been used to
gain the Special Use Permit and Building Permit. I have no record of the permitting process and
was not involved in this process.
I measured the interior dimension of the Guest Residence and they appear to be similar to the
interior dimension on the drawings in my possession. Any variation in dimension can be
contributed mainly to the use of the finish materials and somewhat to site built construction.
The there is one interior wall that was moved to give more space to bedroom #2. The wall was
not to be a bearing wall since the roof structure was intended to be pre-engineered trusses
spanning to the exterior walls.
The crawlspace is used for the mechanical equipment/ storage room with a slab floor as
generally noted on the structural drawings with a stepped up concrete platform for the
mechanical equipment. This area is measured from top of slab to underside of joists 7'-1" at the
tallest location. The main balance of the space is left unexcavated or partially excavated with
mechanical duct and plumbing runs.
It should be noted that there is one smoke detector located in the master bedroom, one smoke
detector located outside bedroom #2 and a socket for a smoke detector located in bedroom #2. It
is suggested that all the smoke detectors be replaced with new devices and carbon monoxide
detectors be added . There is a possible need for one more smoke detector located outside the
master bedroom.
To the best of my knowledge, it appears that the home was built to the dimensions noted on the
floor plan drawings in my possession. As noted on the drawings, the floor area of living space is
below 1,000 square feet. If the closet/ storage areas are subtracted from the living area square
footage it is even less than noted.
