After reviewing your latest drawings for your proposed ADU with Andy Schwaller, we have come to the conclusion that
the Building Dept. still needs plans submitted to our office from a design professional (Architect or Engineer). We
appreciate your best efforts to compile drawings, but the bottom line is that we still don't have the bare minimum
requirements to approve your project, and we don't believe that you will get there without engaging a design
professional to assist you.
Here is a list of the items that must be submitted to our office so that we can approve your building permit:
1. Structural Framing for New ADU — including upper level floor framing & connections along with load-bearing
beams, posts, exterior walls & new door/window openings with any remedial work for cutting these new
openings into the existing steel building. Structural framing of the stairway opening up through the upper level
floor must also be shown. Structural information must be prepared by a Colorado licensed Engineer or
Architect.
2. Floor Plan Layouts -- Must be drawn to scale with all existing and proposed walls, doors, windows, stairs,
plumbing fixtures, appliances and built-in cabinetry illustrated. Stair layout including landings, treads/risers, and
surrounding walls and/or fire doors must be illustrated. All required egress windows must be properly depicted
and all bedrooms shall have egress windows provided. The floor plan layouts (lower & upper) must also show
existing surrounding buildings to remain as garages or storage, and square footage take -offs for both upper and
lower level floor plan should also be included with measurements taken from exterior face of walls. Floor plans
may be prepared by either an Engineer, Architect or architectural draftsman.
3. Other Items — As described in the previous Supplemental Information Request dated 2/14/19. Please have your
design professional(s) make sure that they have addressed all of these items too.
We look forward to receiving your amended plans per these above requirements, and will place your project in our
"pending" file while awaiting submittal of this information.
