HomeMy WebLinkAboutProject Description 03.06.2019March 6, 2019 Andy Schwaller Garfield County Building Official Garfield County Development Department 108 8th Street, Suite 401 Glenwood Springs, Co 81601 RE: Building Permit for Tension -Fabric Building Dear Mr. Scwhaller: HES 51 County Road 223 LLC is pleased to submit a building permit application for a 30'-8 3/8" tall, 5,760 square foot tension -fabric building with the intended use of cleaning, maintenance, and storage of heavy equipment as part of an equipment rental business. The project address is 51 County Road 223, Rifle, Co 81650 and the legal description for the property is provided on a Warranty Deed recorded at reception number 911883, which is included with this building permit as an addendum. The proposed building is comprised of a prefabricated structural steel frame enclosed by a tension fabric exterior shell. The structure is classified as a Type IIB construction as described in the 2015 International Building Code, Chapter 31, Special Construction, Section 3102.3 Type of Construction. The building's exterior shell meets the fire propagation performance criteria of both Test Method 1 and Test Method 2, as appropriate, of NFPA 701, 2015 Edition, and is in accordance with Section 3102.3.1 of said Chapter 31 of the 2015 International Building Code. Supporting test documentation from the fabric manufacturer is provided as an addendum. The proposed tension -fabric building is a one room unheated structure with no interior partitions proposed at this time. A sewer line stub out is shown and connected to an on-site wastewater treatment system designed for the use of ten employees which also takes into account a future 720 square -foot manufactured office building which is not included in this application but is depicted on the attached site plan. The OWTS application is provided as part of this building permit application. A fire suppression storage pond and dry hydrant is designed to address fire protection for the proposed tension -fabric building and future office building with a fire flow of 1,500 gallons per minute for a two hour duration. These calculations are based upon the Type IIB Construction Type as specified in Table B105.1 of the 2015 International Building Code which is provide as an addendum.
