I am currently reviewing plans for your garage/breezeway addition, but before I can finalize my review & issue a building
permit I need for you to clarify intended use and finish of the upstairs area located above the garage.
We assume that the following areas will be heated, insulated and dry-walled: Breezeway, Powder Room & Garage. lf the
upstairs is to be considered as an "unfinished" area, it is important for you to understand that this means that you will
not be able to either insulate or drywall the ¡nterior face of walls and underside of ceiling framing at this area - and
these requirements will be clearly redlined as such on your approved plans.
Subsequent interior finish of the upstairs will require an additional building permit whenever you decide to perform that
work. lf you intend to finish the upstairs off as an Accessory Dwelling Unit (ADU) at some later date - as you previously
indicated in a phone conversation with me - any additional issues related to ADU size, water/sewer availabílity, etc. will
need to be addressed at that time. You will also be required to submit a single page ADU application along with the 2-
page building permit application for interior remodel to our office.
Please respond to my interpretation of your intent with these plans submitted to our office and, if applicable,
acknowledge that you wish to have the upstairs area designated as an "unfinished" area as described above.
