Schillaci Basement Finish - Cedar Hills Ranch, Lot 4
Cheryl & Peter:
We appreciate your patience while our office sorted through some building & planning issues related to your request to
obtain a building permit for basement finish at your existing single-family residence. During a staff meeting this week it
was decided that we can, in fact, allow you to proceed with a basement finish under the following conditions:
A. Our office needs to receive from you a statement that the basement will not be used as a secondary or separate
residence from your existing single-family home. Nor can it be used as an Accessory Dwelling Unit (A.D.U.) since
that type of use is specifically prohibited by your HOA. Please state in your letter addressed to our office that it
is not your intention to rent out the basement for others outside of your own family. As you know, the limited
water available within the Cedar Hills Ranch subdivision is one of the primary factors that needs to be addressed
by this statement of intended use.
B. A separate kitchen is not allowed in the basement finish area. However, a wet bar may be installed but it may
only include a single bar sink and no standard size kitchen appliances such as a stove, oven, dishwasher or
refrigerator. ln addition, countertop space may not exceed 25 square feet of area.
Please submit a written statement confirming and including the above items and we will be able to finalize our plan
review for your project. I will be out of the office traveling out of state next week, but I have copied both Brooke &
Lindsay at our front desk on this email correspondence. Please feel free to contact them next week should you have any
further questions.

Hi Brooke,
Sorry you didn't get my email. Vy'e are not going to use our basement remodel for an ADU. It will only be used
for immediate family when they visit. We accept the restrictions for mini fridge,25 feet of countertop and bar
sink.
