Before we can finalize our plan review we need for the following items to be addressed: A. Soils Report — All properties in Aspen Glen require a site specific soils report to be prepared by a Colorado licensed Professional Engineer and this report must be submitted to the Building Department prior to issuance of a building permit. Refer to the attached Plat Note (D) as included in the final plat for Aspen Glen, Filing No. 4. If this report has already been completed please submit a digital copy for our review and file. If not, the soils report must be completed and submitted to our office before a permit can be issued. B. Engineered Site Grading & Drainage Plan — As described in Plat Note (D) as described in the previous item, site drainage for Aspen Glen lots shall be designed by a Colorado licensed P.E. Please provide copy of an Engineered site grading & drainage plan to our office. C. Architectural Details — No details have been included in the drawings which have been submitted to our office, although detail cuts are shown. Similarly, building systems are referenced but no specifications have been included. Please submit representative details of the building envelope and wall, floor & roof systems descriptions for our review. D. Building Height — The mid -point of the highest roof plane is pushing right up against the 25'-0" building height limit. With building height being a sensitive issue in Aspen Glen, we will require a height verification survey at conclusion of framing, and the building height survey needs to be stamped by a Colorado licensed Surveyor confirming that as -built conditions comply with the 25'-0" building height limitation. Thank you for your assistance in providing us with this requested information at your earliest opportunity. Unfortunately we have to wait for the Mylar to be signed and recorded before I can give Dave the go-ahead to release the permit. Please let me know if you have any questions about this. In reviewing the revised plat attached I see that all conditions have been met. After the 25th I'll circulate for signatures and bring it to recording. In speaking with Dave Argo regarding the permit drawings in for review he informed me that all he needs from you to release the permit is a written go ahead from you. Will you allow for the permit to be released based on the digital or will you wait until the final mylar is signed by all and recorded? Owners are out of town so I'll just need to plan accordingly to send around for signatures. Thanks Claire. The Director of the Garfield County Community Development Department has issued a determination conditionally approving the request. Please see the attached Director's Determination for a full list of the conditions of approval. Also attached is a copy of the Staff Report and Exhibits. 1 Please note that the Garfield County Land Use and Development Code of 2013 as amended, requires a 10 day call-up period, during which the BOCC, the Director, the Applicant, or any affected Adjacent Property Owner may request a Gall- up to the Board of County Commissioners. If you wish to request a call-up to the Board of County Commissioners, please submit a request in writing to the Community Development Director within 10 days of the decision. Once the 10 -day call-up period has passed, the Director's Determination shall be final. Please let me know if you have any questions.
