We are currently reviewing plans for a new S.F. Residence located at Pinyon Mesa — Filing 2, Lot 57. However, before we
can finalize our plan review & issue a permit we need to receive a digital copy of the Soils Report as referenced on these
drawings.
FYI: Any future submittals for properties in Pinyon Mesa will require a site specific soils report, so it will save you some
time if you provide a copy of the Soils Report at the time of permit application.

One additional issue that has come up during our plan review is that before we can allow you to re -grade across your
property lines onto the adjacent lots (onto Lot 56 and Lot 58) to install a common drainage swale along the common
property boundary lines, we need to receive written authorization submitted directly to the Building Dept. from both of
these respective legal owners of record. Otherwise you are required to contain all grading to within your own property
boundary lines.
Current owners of record are as follows:
• Lot 56: PMGC 2 LLC
• Lot 58: ACS SPEC 15 LLC
Since both are LLC companies, we will also require a letter of authorization showing the validity of signatories for these
subsequent letters of approval for grading over the property lines.

Chance, the owner of the adjacent lots, is the builder and a "partner" in the three projects. I will soon be "owner
of record" on lot 56....but not today. We will get you letters you request for your files asap.
I just quit claimed lot 57 to my entity, New West, llc. It may not have been filed yet, but will be soon.

SPECIAL WARRANTY DEED
THIS DEED is made and granted this P' day of June, 2019, between David
Philip Brown whose legal address is 225 N. Mill Street, Suite 100, Aspen, Colorado of the
County of Pitkin, State of Colorado, Grantor, and New West, LLC whose legal address is 225
North Mill Street, Suite 100, Aspen, Colorado 81611, Grantee.
WITNESSETH, that the Grantor, for and in consideration of the sum of Ten
Dollars ($10.00), the receipt and sufficiency of which is hereby acknowledged has granted,
bargained, sold and conveyed, and by these presents does grant, bargain, sell, convey and
