1) ALL WORK SHALL COMPLY WITH THE 2015 INTERNATIONAL RESIDENTIAL CODE (I.R.C.)
AND 2009 INTERNATIONAL ENERGY CONSERVATION CODE (I.E.C.C.)
2) IMPROVEMENTS ARE SUBJECT TO ALL APPLICABLE ITEMS CONTAINED IN THE ATTACHED
"GARFIELD COUNTY BUILDING REQUIREMENTS". NUMBERED REFERENCES NOTED ON
PLANS REFER TO SPECIFIC ITEMS ON THIS LIST.
3) OPEN -HOLE SOILS REPORT REQUIRED AT FOOTING INSPECTION TO VERIFY 2,000 PSF.
4) A LOT IMPROVEMENT CERTIFICATE, SEALED BY A COLORADO LICENSED SURVEYOR, IS
REQUIRED AT FOUNDATION INSPECTION TO VERIFY STRUCTURE - INCLUDING ROOF
OVERHANGS, DECKS AND OTHER PROJECTIONS - IS IN COMPLIANCE WITH BUILDING
ENVELOPE REQUIREMENTS.
5) A FLOODPLAIN ELEVATION CERTIFICATE (F.E.M.A. FORM), SEALED BY A COLORADO
LICENSED SURVEYOR, IS REQUIRED PRIOR TO FRAMING INSPECTION TO VERIFY FLOOR
ELEVATION IS ONE (1) FOOT MINIMUM ABOVE FLOOPLAIN ELEVATION.
6) A SEPARATE LOCK -OFF OR SECONDARY DWELLING UNIT IS NOT APPROVED UNDER THIS
BUILDING PERMIT, AND SUCH USAGE WILL REQUIRE A SEPARATE PERMIT INCLUDING
PROVISIONS FOR ALL NECESSARY FIRE -RATED ASSEMBLIES (WALLS, FLOORS & ROOFS)
AS REQUIRED PER I.R.C, SECTION R302.3 FOR TWO-FAMILY DWELLINGS.
7) LOFT AREA SPECIFICALLY NOT TO BE USED FOR SLEEPING PURPOSES UNLESS THE
FOLLOWING REQUIREMENTS ARE MET:
A. STAIRWAY SHALL COMPLY WITH EGRESS REQUIREMENTS PER I.R.C., SEC. R311.7
*NOTE: ALTERNATING TREAD DEVICES DO NOT MEET EGRESS REQUIREMENTS
B. EGRESS WINDOW(S) ARE INSTALLED PER ITEM #28
C. SMOKE ALARMS & C.O. DETECTORS ARE INSTALLED PER ITEMS #31 AND #32
8) ALL PLUMBING AND GAS PIPING CONNECTIONS MUST BE PERFORMED BY A COLORADO
LICENSED PLUMBER, AND ALL ELECTRICAL CONNECTIONS MUST BE PERFORMED BY A
COLORADO LICENSED ELECTRICIAN.
9) ELECTRICAL PERMITTING AND INSPECTIONS BY COLORADO STATE ELECTRICAL BOARD.
ELECTRICAL ROUGH -IN APPROVAL IS REQUIRED AT FRAME INSPECTION. ELECTRICAL
FINAL APPROVAL IS REQUIRED FOR FINAL INSPECTION & CERTIFICATE OF OCCUPANCY.
